Unfortunately, the place is a construction site with extensions being built on both sides of the main house. The room itself was a bit cold but the owner kindly provided an electric oil heater which helped a lot. Parking on the site is possible but limited with a better option for parking across the road at Portobello High School. On the plus side, you can leave the car and use the bus service,very convenient 10 minutes to town centre.

When we arrived, we were shown our room and told to ask if we required anything such as extra milk or coffee. The little milk pots had curdled and when we knocked to ask for more, we did not get an answer. We didn’t see the owners again after arrival.

We enjoyed our stay there, the room was cozy, there was cereal and fruit to tied you over until you were out for breakfast. Buses were just out on the street, easy to take anywhere. Arthur's Seat and Portobello beach were very close to enjoy.

Family room we stayed in was clean and spacious. Communications from the hosts was great, always received feedback and responses promptly. Self serve breakfast in the dining room was a nice bonus. We enjoyed our stay thank you!

It was nice to be away from the centre of Edinburgh. The room was cosy. It says on website that the rooms are sound proof, which it was not, but wasn't too much of an issue. We had room 5 so if you are sensitive to noise do not get this room. It was on the lower ground and right by the hallway entrance and door. Also, people parking in the carpark could literally look in the room although there are net curtains, but still. We heard lorries on the road at night. The bed was quite squeaky and the mattress squidgy. There was no breakfast but they had fruit and cereal bars available. Have your phone with you when you arrive as you will need to contact them to tell you which key to pick up from the hallway. It was okay for one night.

We had a good stay at Aynetree Guesthouse our room was lovely and clean and the facility was nice and quiet. We were a bit disappointed to find out that there was no breakfast despite the website showing full breakfast and there being photos of the breakfast facilities, thus found that a bit misleading. The room we booked also had a private bathroom that says down a few steps on the ad however on arrival found that this meant it was on a different floor of the guesthouse and not connected to our private room. This was fine for us but just for people booking in the future. Apart from these few things we enjoyed our stay at Aynetree!

First off. No breakfast,room totally deserted tried 3 times over an hour knocked on doors no answer, place totally deserted. Needed advice on buses or trains on how to get into city centre and no- one or any leaflets or taxi numbers. Place is run from abroad I think. I’d advise you to look elsewhere

Great stay, cute cottage room
Great stay overall. The property was very kind, professional and communicative with our check in. Check in was easy and instructions were clear. We stayed in the little cottage behind the main building and it was all we needed for our busy days. You can hope on a bus into the city right out front which was super convenient and easy. Would highly recommend. Thanks again!

Pleasant stay
We stayed here for one night, while visiting Edinburgh. Check in was easy - you called 5/10 minutes from arriving & someone met us to show us our room etc. Good sized room & the bed was very comfortable. Shower temperature was a little temperamental which was the only negative aspect.

Difficult to get into entrance especially with car parked directly in front of entrance and protruding past end of building efficient checkin Would have preferred cooked breakfast Room was large and clean but cold and pillows were not comfortable.

Perfect location
Excellent location, if you fancy a dip in the sea, or a stroll on the promenade at Portobello beach, going up to Arthur seat, or just exploring Edinburgh city centre. My daughter and I did all three. The host was very accommodating.

This place was closed so I did not stay there
I'm sure Aynetree Guest House would be fine, but as it was closed, despite Hotels.com merrily confirming my booking I DID NOT STAY THERE. I tried to get in touch with Aynetree leaving messages etc until I realised it must be closed and did not take my trip.I think Hotels.com is very much to blame for not checking the situation, although Aynetree should at least have had a notice on its website explaining the situation.And then Hotels.com has the stupidity despite me phoning them and explaining, TWICE, to send me this survey

Lovely guest house in great location
Great little guest house lovely owners comfy and clean good selection of breakfast 20 mins from centre by bus which stops nearby and a 20 min walk down to portabello beach all in all a great stay

Comfortable stay for business, however staff/owners are disorganised and a little rude. My husband had to repeatedly ask for receipts for business stays. Attitude on the phone could be improved.

A great place to stay
Warm and welcoming guest house and host. Great location so you can walk to restaurants, shopping, train and bus stations. Room was comfortable and just right for us since we spent most of our day exploring the area. Owner was very friendly and helpful during our stay. Lovely Scottish breakfast.

Awesome Aynetree
We had an awesome stay at the Aynetree Guest House. Brian and Anne were great hosts. The room was beautiful and spacious with plenty of room for my wife and me and our two teenage daughters. Brian helped us arrange a bus tour to the Highlands that included being picked up right in front of the house rather than having to get into the city center. He then left us a key to the dining room so we could have an early breakfast before being picked up. We were glad to make the regular breakfast the following day because it was a delicious Scottish breakfast. After a day for touring Edinburgh we arrived back at the house where I was invited by Brian to join him and a fellow guest in the garden for a few beers. It was a great way to end the day and a terrific way to learn more about Edinburgh and Scotland. Just don't refer to driving on the left side of the road as the "wrong side" or he might take his beer back.

I was most surprised that after 22:00 hours there was not hot water available. The lady, owner of the establishment appeared to be most inattentive bordering on unfriendliness. The gentleman was very fourth coming and attentive to our needs. The bathroom was quite small, hard to get around in. There are clothing closets equally large if not larger.

You booked the PETITE room which means small. You booked it because it suited your budget. If I was unfriendly towards you it was because you were making it known that you did not like the petite room and were disturbing the guests. I had to ask you either leave or accept what you had booked.

Heating DOES WORK ALWAYS HAS! we have an arrangement with our supplier who would come out within one hour if it were to break down. You had the radiator turned in the OFF position because I checked it when you left. It has to turn fully clockwise to go on. There was nonone waiting for you because you came SIX HOURS after you said you would arrive. I had to go out for an hour and buy groceries to cook your breakfast......Brian.

Nice rooms, not too far from the centre.
A lovely room, convenient public transport to city centre. A very nice welcome, with some very useful tips how to get to the centre and the visitor attractions. In the morning, we were pretty much kicked out of the room, even before the official check out time. During breakfast we were questioned all the time. No chance to relax and have some privacy.

Lovely guest house, accessible.
Brian checked me in and was really friendly. The room was beautiful, though a little chilly (I assume because of the wooden floors - in any case, it soon warmed up!) There were sweet little touches in the en suite that made it lovely and homey. The shower worked perfectly. The breakfasts were delicious and promptly served as you wanted them in the mornings. I'm a local but even I was happy to have the bus stop right outside the building for easy access to the city centre - I assume it would be extra helpful for a tourist who didn't know their way around. Overall it was a lovely, fuss free stay and I would recommend the Aynetree to anybody.
