Simple, clean guest house. Perfect for a short stay away. Central location right by the seaside and an ideal place to rest and freshen up after our 14 mile walk via the Seven Sisters from Seaford. Welcoming and helpful staff.

We welcome families so we are a bit confused by the comment. Unfortunately due to social distancing guidelines we are having to be slightly more restrictive at the moment by for example not having the lounge open where there are board games and not encouraging using the stairs more than necessary - maybe this was a problem.

clean and safe
While the room was clean and comfortable, the furnishing and decor looked rather old. For breakfast you were given a table rather than being allowed to choose one yourself which was a bit odd. Breakfast was OK.

Dear Tanya, thank you for your mail. Our room furniture are a special old style in order to match the Victorian building, so they are not old by age. Plus the room decor and furniture are exact as it looks on our photos. We reserve tables in order to make sure all guest have a table when they come for breakfast. The opposite create another problem when 2 people take a table for 4 people so other people have to stand and wait. As you can see when you book we are a Guest House not a large hotel with 200 rooms.

Tired but comfortable
The guest house was okay for one or maybe 2 nights but may not be somewhere I would stay for longer periods. The interior is quite dated and could do with a spruce up but to be honest it served us well for the one night that we stayed. A big plus is the close proximity to the theatres and only a five minutes walk to the town centre. The seafront is a minute walk away.

The interior is fresh even if it may appear dated in some parts, maintenance is on going as you can imagine in a Victorian House of it's size. As you say the location is perfect and we are happy you appreciated that.

Nice friendly people, breakfast was as expected, rooms were nice and clean with daily replenished tea and biscuits . fresh towels daily.

Short break.
We were greeted on arrival by the owner who was very pleasant and shown to our room .room was clean and had tea and coffee and water and biscuits provided which is always a nice touch.breakfast was a good choice and food was hot and served by the lady of the house who was very friendly .would recommend anyone wanting a short break in Eastbourne.

Dear guest, the towels were in the dryer and were delivered very shortly after arrival. We are sorry that created a problem for you. We are here to serve and we always bring luggage up if needed. The ceilings in the rooms are 3 meter and 20 cm. If you come to a room without linen and towels a mistake has been made and you should demand another room or for the problem to be fixed, nobody has told us any of this so we are very surprised/shocked to hear this.

Comfortable weekend away
Very welcoming guest house. Proprietors extremely pleasant and helpful. Parking on street with permit (£1 per day). A stones throw from the sea front. Comfortable room and very good breakfast.

Lovely Guest House
Enjoyed my stay. Owner really friendly and went out of his way to accommodate me even though I booked late in the day. My single room was small but clean and very comfortable.

Enjoyed Eastbourne
We enjoyed our stay. It is very close to the seafront and 5-10 minute walk into town. Breakfast was also very nice. The hosts were very friendly and very accomodating.The room was very clean.The shower could have done with a bit more power . But on the whole very good . Thank you

Friendly check in. Our room was changed to a ground floor room when they discovered I had trouble with the stairs. That was very much appreciated. Really tasty full English breakfast each morning. Very pleasant few days. Couldn't ask for more.

Stay was good Could do with better quality pillows would be the only complaint about the room, there is a communial area would be nice for a bar for a change of walls in the eve. Breakfast was very good, good selection and the cooked option was hot and tasty, i would disagree with weak coffee and that was good. The table numbering in accordance with your room number through a few guests and was odd you couldnt choose where to sit. All in all very good

We do not have a bar as reflected in our pricing, however we are very close to a choice of bars. We number tables so that everyone has a seat to avoid people needing to wait in the mornings which is generally appreciated. Hope to see you again.

Accommodation was comfortable, but room very small and cramped. This was made up for by being on the ground floor. Breakfast included in the price was excellent. No onsite parking, but parking authorization provided by management to park in the street. Close to the beach, restaurants and shopping.

Thanks for you kind words.The room you had is 172 ft2 or 4x4 meter so not really small to be in a Guest House from 1880. But we have 2 Superior Double rooms that are 236 ft2 for a few £ more and they are on the 1st and second floor. We hope you liked the Beach Hut Free of Charge :-)

Excellent location, fabulous room
The location is close to the beach and a short, easy walk to the town centre. There is no off street parking but a parking permit is provided for on street parking. We arrived just before 6pm and found a spot in the next street. Soon after checking in there was a free spot just across the road so with a bit of patience you should be able to park reasonably conveniently. The bonus is that the permit is for a broad area, allowing you to park in other areas around town during the time allowed. The room was fantastic. It was really spacious, had a nice outlook towards the beach from one side, with all the usual things you might expect but also lots of nice extras like a bedside clock, a power point by the mirror, tissues and even cotton buds. The towels and linen were of very good quality. The room had a very decorative ceiling which had not been spoiled when the ensuite was added in. The host was very welcoming and helpful. The room had good information about the hotel and general area. Games and books were available for guests. Breakfast was very tasty with hot options cooked to order as well as cereals, fruit and yoghurt.

Great location
Great location, reasonable price, clean, owner lovely, didn’t manage to have breakfast as it starts at 8.30, would definitely stay here again. There is a Belgian cafe/bar just up the road, food is amazing and have a happy hour 5-7, check it out.

Great location
Wonderful location, close to restaurants and major roads. Very close drive to the amazing seven sisters cliffs. The breakfast was very good - nice variety and well prepared. Everything was very neat and clean. I would definitely recommend this B & B.

Lovely guest house close to seafront.
Booked late in order to see the air show on the weekend, my double room( solo traveller with mobility impairments)was on the ground floor, and very spacious, clean, tastefully & charmingly furnished & decorated. It was quiet, warm, & my hosts were beyond criticism, helping me with negotiating the steps outside, which were many, on several occasions.All the hotels in this road have the same.I was instantly welcomed & shown to my room, use of the Freesat TV was explained, shown the wardrobe & baggage stand, told of the hours for breakfast the next day.The ensuite shower room & toilet was great, the shower cubicle larger than any I have previously used. Any time that I had a question, pressing the service bell in the hall brought someone along very quickly. Breakfasts were just lovely, with many choices of cereals, fruit etc, as well as full english cooked, also with choices. Always hot and beautifully cooked, never having to wait long,very attentive staff. Such a charming place, quaint, with character, & equally charming and attentive owners/hosts. They even offer the use of a beach hut that they own, with deckchairs, in a quiet & sheltered spot on the beach just a few minutes walk away! On my check out day, I was even allowed to leave my luggage with them until later in the afternoon in order for me to enjoy further the airshow that I had gone there to watch. Sadly, no lift - could be a problem for some; but overall an experience that I heartily recommend.

Breakfast served too late for commuters
Booked 3 rooms at £94 each including breakfast. Unfortunately, breakfast is served late at 08:30hrs, that breakfast had to be bought elsewhere. Asked if room rate could be changed to 'Room only' but was told that as "they have to pay such a high commission to the Booking Agent (hotels.com) that 'Room only' cannot be offered". Usually when I check-in to a hotel, the receptionist will always say, for instance, "Breakfast is between 07:00 and 09:00hrs", regardless if its on the website or not. Disappointed. There were others at reception asking for the same.

Firstly we clearly advertise on the booking site what we offer including times for breakfast. When your staff were her (mot you) they said they had no problem and would eat on the way to work. We are a Guest House not a Hotel so please do not compare apples and pears especially as you yourself were not a Guest here. You booked 3 double rooms maybe you should have booked 3 single rooms where they offer room only instead. We are very happy that our Guests - your staff were very pleased we heard from them with there stay.
