"nice hotel. close to beach and town and station."
only problem I personally had was the noise from the 'pesky' sea gulls that kept me awake off and on through out the 2 nights. I expect this happens where ever you are staying.

"Comfortable room, good area, great staff"
We stayed at the Phoenix Guest House for three nights and felt very welcomed and comfortable. The hotel is very close to the coast, Hastings new town and just a short walk to the old town. We went to a nearby tearooms, Thai restaraunt and Mexican restaurant which were all great. Good location for all local attractions. The room was excellent. A little small but still good value with comfortable bed and modern bathroom. The room was finished to a high standard and included a fridge and tea/coffee making facilities so you can bring your own provisions. The room and rest of the hotel was impeccably clean. The staff were extremely friendly and flexible when cleaning the room. We got there early and were allowed to keep our luggage at the guest house whilst the room was being prepared. One slight issue is that parking is only free from 4pm-11am the following day (the hotel provided a permit for a car park which is a 1 minute walk - the other 5 hours you have to pay the difference or move the car. Not a big deal given the overall quality of our experience but it did say free parking when this was filtered on Expedia. Overall our stay was very welcoming, enjoyable and comfortable and I would strongly recommend this hotel.

"Lovely pet friendly hotel across from the beach"
We travel with our dog and it's not often you find a lovely pet friendly hotel whose staff really do make you and your pet feel so welcome. Lovely touch in the room with a dog bed, toy, and treats waiting for your dog, it really does make a difference. Will definately stay here again.

"Nice quality clean linen and lovely breakfasts."
Also decent showers. In a town full of faded glory, the neo has clearly. been spruced up a lot but not quite to the point of completely disguising its past. some 70s fire doors sent a shiver down my spine on arrival. Staff go home at 9 and no breakfast before 8. It's served slowly but worth waiting for. Compared to some of the grim stories we heard of other Brighton hotels I think I landed on my feet.
