"Good Value - Great location"
No frills hotel, but perfectly adequate. Ignore the bad reviews about lack of cleanliness etc. My single room was small but clean and modern. It wasn't the quietest of places as the plumbing was quite noisy, but it didn't really bother me. The car park was full when I arrived, but there is an underground car park nearby which was actually cheaper anyway, so no problems. Breakfast was included and pretty good. For the price I would say it's great value.

we stayed here at the beginning of November when the weather was sunny but the hotel was warm and welcoming once the afternoons became cold. from the end of October the nearby parking restrictions did not apply, very useful!

"Functional - bed for the night"
I really only needed a bed for the night and that's what I got. Room ok. Clean. Too hot, but hotels always are. Very noisy at night but that's not the hotel's fault. Didn't use any of the available facilities.

"All-in-all a pleasant stay."
Stayed for two nights with full English breakfast both mornings. Bedroom and shower room very clean with lovely fresh bath and face towels. Tea/coffee making facilities provided were most welcome. The breakfast was well presented and very tasty. Overall could not fault this Hotel. The only comment would be the dinner menu was not to our liking and meant we ate out.

"Quirky Seafront Hotel"
This is the second time my wife and I have stayed at this hotel. The nightly rate was excellent in comparison to other local hotels. Now I have stayed here before and appreciate that this is an old building and as such I love the quirky nature of the floors, and numerous small staircases. The ground floor of the hotel is large and open with comfy lounges a bar and a large dining area. The check in was quick and painless, the receptionist being very smiley and friendly. The Superior double room we stayed in, is of a good size with a large comfortable bed and all the facilities you will need. It was in a good condition and very clean. The bathroom was again very clean with plenty of towels available. The shower was adequate, not very powerful, but i have no complaints. Breakfast the following morning was excellent. There was a large selection of pastries, cereals, fruits, breads and a hot buffet. I would very happily book to stay in this old quirky hotel every time I go to Brighton.

"In need of a major overhaul"
For the size of Forest Row, this is a big place and, on a Sunday night at the start of October, it felt like the Marie Celeste. I believe that we were the only people staying and there were few diners or drinkers either, a fact highlighted by the buzz just across the road at the Swan. The building itself is attractive but it needs a lot of money spent on it to bring it up to modern standards. The bedroom was tired and dated.
