"Comfortable, clean, old fashioned hotel"
Hotel is good for 3 star rating. Rooms are nice, those on the front have a great view. The hotel would benefit from air-conditioning. It has an old-fashioned, olde worlde atmosphere about it (including the lifts). Staff seem to have a slightly condescending attitude about them, the service is reasonable but it would be nicer if they appeared more genuinely keen to please their (mostly elderly) guests. Instead, they seem to exude an air of vaguely benign tolerance, the impression being that they'd really rather the guests weren't there.
