Easy access to St Leonards Warrior Square train station and buses, right beside the beach. Staff very friendly and helpful. Room billed as luxury double but would be very cramped for two. Although the bed was very comfortable, there were no armchairs, just stools. Tasteful décor and well equipped. Good bathroom. Excellent and generous breakfast on offer.

"Impeccable and exquisite b&b beyond expectations"
In a wonderfully rural setting, this beautifully decorated and furnished house was the perfect short stay for us after our wedding. The owners were delightfully welcoming as were their two lovely dogs Tiny and Lola. We enjoyed a delicious meal at the quirky local gastropub, The Bell. In the morning we were served an excellent breakfast, and enjoyed a very pleasant stroll around their large gardens. We stayed for one night but should have stayed for more.

"Lots of charm!"
We were a family of 5 (2 adults, 3 kids) and were very pleasantly surprised with how charming this place was. Our room was at the top of the five flight of stairs. Beds were okay, radiator in the room and no a/c. We added the English breakfast to the room and we were not disappointed! 2 eggs, bacon, tomatoes, beans, coffee and toast. After breakfast were walked to the pier, shopped and hopped onto to the British Airways i360 for a panoramic view of Brighton.

The Guesthouse is welcoming from the moment you step through the door. The bedrooms are lovely and the breakfast was excellent. It's right by the seafront, parking is in nearby streets. We had a lovely time and will definitely stay again.
