In the middle of town, so easy to find and good for findi g place's to eat.
Room very hot, not quite as depicted in the picture, but served well enough for a 1 night stop over as part of a longer trip.
Pretty bad. Could be a nice place but currently is a trainwreck. Pay a bit more and go somewhere else. We roughed it out but i wouldn't ever come back or stay more than one night.
This place was amazing for the cost of twp nights, my only negitive feed back would be that the shower dripped all night and leak water over the bathroom floor,(my fault for not closing the shower door) and the head board on my bed was very loose and wpuld bang against the wall when i rolled over in bed. Apart from that place was great, would deffo stay again.
The staff was very nice and accommodating, but the rooms were awful. My first room had a leak in the ceiling and broken shower door. Got changed to another room that smelled like mildew, had black mold in the shower, and the heater didn’t work. The breakfast area was completely dirty also. I’m surprised it’s legal to let people stay in a place like that. The mold problem alone is a safety problem.
I truly want to attach all of the photos I took of this downright scary and filthy property. I can’t imagine how old the photos are that you have been provided or if they were even truly that property. I recommend removing them from your site altogether. don't be fooled by the pictures the room i was given looked like a s**t hole, mould, dirty, smelly, no bed made wish i could load the pictures, yes it was cheap and didn't expected 5* but i did expected to be at least clean so you could get your head down or go to the toilet with out catching somethink yes it was that bad,
it look like someone had just got out the bed,

This is a low budget stay, I understand but the cleanliness of the room was not up to standard. Behind the bed was full of dust. There was no blind or curtain on the window and we saw that it was broken and left on the floor. When asked to fix the problem it couldn’t be done right away or weren’t offered another room. The bathroom was dirty and worse of all there was no water some nights even to brush our teeth. The shower is also to show in. I have stayed in low budget places but this was shocking. Also, the building is creepy and smells terrible. Some of the apartments on the low levels must smoke and keep animals inside. Was absolutely putrid and revolting.
Oh and the towels we were given were fraying and had stains on them. It’s rly not worth to stay on a budget.
Externally, the property looked semi-derelict. Surprisingly it was clean and tidy internally although facilities were fairly basic eg no toiletries supplied, no chair in room, etc.
No hot water I’m the evening or the morning.
No milk for tea or coffee.
Rubbish in one of the drawers.
Floor hadn’t been hoovered.
No remote control for tv.
Expected more for £98 a night.
When we arrived at the hotel we though we had arrived at a derilict building as downstairs windows were all smashed and boarded up. We were then informed that it was in fact were we had booked a room. We were then told to go down the street to another hotel to collect our room key to be able to access our room in the other hotel. Our room had not been cleaned from previous resident. No towels for shower, no complimentary tea, sugar or coffee that we were ment to receive. Double bed was broken, sofa was broken. Dirty bedding and filthy bathroom. Had to go to other hotel for breakfast to (the Waverley inn.) A good breakfast was on offer. Took our complaints and concerns to the young man at reception for no apology to be given. He said (he'd take note) acted baffled to why our room was dirty and unkept. Blamed the new cleaner. Would never recommend to anyone. DONT STAY HERE!
The “hotel” is like an abandoned building that some locals have taken over. Room dirty, holes in the walls, floors uneven, TV missing from the wall bracket, shower overflowing, tea and coffee sachets on a dirty table in the room but no mugs. Wouldn’t stay there again if it was free
Unacceptable. Actual hotel was the Waverley Inn. Royal was under renovation. Both should have been closed. Black mould in the shower. Frayed and torn towels. Curtains falling off the wall. Awful.
Thoroughly disappointing and extremely basic.
Access to the radiator and the room window was blocked by a bed. The curtains couldn't be drawn as the rail was sticky. The window had been cracked and mended with tape. The shower had no hot water. The bathroom window frame was rotted away and the gaps were sealed with sticky tape that had been randomly applied. Bed sheets and pillows appeared unironed and there was a brown stain on one of the pillow cases.
The room had a television, but there was no remote control therefore it couldn't be viewed.
The lady at reception struggled with English and became very grumpy, bordering on aggressive when I enquired about the Wifi code.
Breakfast was a basic 'continental' job which was largely uninspiring and was available in a different building, about 25m away from the Royal.
I certainly would not recommend this place to anyone.
If you have to stay over in Dingwall, look for an alternative.

Basic but adequate
Hotel seems to be undergoing refurbishment/change of ownership, so in transition, entrance not clearly marked so easy to miss. But hotel is fine for a short stay, rooms clean and comfortable if on the small size.
Lovely host who was friendly and kept my room for me unlike the Park Hill Guest House in Inverness. Breakfast is included in the price and is taken in the Waverley Inn behind the church. Highly recommended and pricing is ultra competitive
I would never ever ever recommend this hotel it was so dirty, there was mold in the bathrooms the smell was awful, there was wall paper falling off the walls some with random patches, the walls had marks all over them as soon as I sat in the room I began to feel extremely itchy we did not stay there the night we spent an over all 5 minutes in the hotel most of them was arguing with the owners for a refund which we still haven’t received
Arrived late to accommodation. Was let in by a very helpful gentleman. Phoned to speak to receptionist of our arrival. He was very helpful and friendly on his arrival.
The room was very comfortable, staff were very helpful, especially when asked about parking, they told us they had a sister hotel with plenty of parking. We were right in the town centre, plenty of places to dine out, would stay there again.

room immaculate. no breakfast as said on reservation. receptionist slow as he was running other guest houses. view was the wall of next building. i would still use again as place was extremely clean, ok for a night..
The guest house is close to the town centre. However the member of staff on reception looked bored and beyond giving us a key and directions to the room did not say much else. The room and bathroom was clean. One of the bedsheets had want looked like a few dribbles of coffee on it from a previous occupant. It might have been stain-even so not good. There is no parking you have to use on street parking. Worse of all we were told the hotel provided a free breakfast when booking. This was a reason for choosing this one over another one. I received an email a few days before travelling advising that due to COVID restrictions there would be no breakfast. I find this difficult to believe they hotel management was not aware of this prior to me booking. I had booked a few weeks before travelling and COVID restrictions are in fact lessening at present not increasing. Overall a very disappointing hotel.
On arrival there was nobody at reception and there was a handwritten note to call for attention. Met with a older man who started to have issues with the hotel wi-fi and started muttering to himself. The room was ok but later discovered we couldn’t open the window .It started to feel like a sauna in the room. There was no teaspoons or toilet roll in the room. Also told that the hotel doesn’t do breakfast despite this being advertised. Notice on the wall downstairs stating that the hotel was being “renovated and a work in progress”. When we mentioned to one of the locals where we we’re staying, they laughed and said the the hotel was formerly a place for ex-offenders and the homeless! We left the hotel a day early as we didn’t want to staying there an extra night .
Atrocious. Room wasn't ready when says check in 3pm,told me to come back in 45 minutes. Says free parking, no onsite parking, you get one hour free on street or have to use town centre car park half a mile away.bed squeezed slightest movement
Pathetic, met by locked door when they eventually answered their phone was advised hotel was closed and had been for weeks but could get room in other hotel on other side of Dingwall. When I eventually found it room had absolutely no heating nor had corridors left hotel at 4am and slept in car as it was warmer.
Total disgrace that they were still selling rooms on Hotels.com website is there no quality control or audit on properties advertised. Won’t be using Hotels.com again and will actively encourage others not to either.
It is hard to judge as we are in the middle of Scotlands tough covid restrictions.
Staff were helpful and friendly but not around often id guess due to covid.
Clean, handy, well positioned and on a high street full of services and restaurants!
I felt for the price we paid for the room it was poor the room was dirty our cups for coffee where dirty , the water from heater was on all night and i dont think the heat worked we where cold all night
On arrival the member of staff at reception handed me a piece of post-it pad with security door number. Sadly room was on third floor (no lift) which my wife found difficulty climbing as there were no hand rails and she is disabled. On arrival at room the door was held open by a cleaners cloth (hygiene???). The bathroom was fine if you were petite but as we were over 5ft 6ins tall not much room especially at the WC. The tile grouting in shower was mouldy and some missing, this prevented us from having a shower. No bed side lamp for reading and no chair. Curtains were hanging of the rail and had holes in them. Was informed there would be no breakfast due to Covid.
Basic room, clean. Ok breakfast, parking nearby. Good stop along our roadtrip

Cheap as chips but cold room as the heating didn't work. Decent continental breakfast available. Don't expect the Ritz but if all you're after is a bed for the night then it's ok.
