Let’s start with Perfect! Spotless clean, modern, all the obvious facilities, well presented, quiet and only 30 second walk to the seafront and great places to eat or just walk. Cannot make any negative comments whatsoever and half the price of the Premier Inn. Will definitely be back and already recommended to 2 colleagues.
This is a no frills price right next to the sea front and the Hoe is just round the corner, so for the price it is very good value. We had the ground floor room at the front of the property and thought it may be noisy but it wasn't at all.
Self check in was easy and although there was very little interaction with the host, emails and messages were super quick and informative. We were lucky to park just 25 meters from the front door and were given a card for an additional £5 by the host which worked just fine. Definitely an option for further visits on a budget.
Stay was excellent and rooms and other facilities in the room were good. Location is very much next to the sea. Only regret was having linen change and regular general cleaning was missing.
A fantastic guest house with friendly service, optimal location, and easy parking options nearby. Would completely recommend for an independent hotel to stay in Plymouth!
Quiet location close to sea front, with places to eat nearby and some free parking available on site. Comfortable bed, large TV, good breakfast and friendly staff.
A wonderful guest house right be the seafront. Minutes from restaurants and close to the centre of town for shopping. Lovely room, and lovely freshly prepared breakfast. Only disappointment was the shower, which is electric and not very powerful, but this was a minor thing compared to everything else. which was wonderful!
Very nice friendly staff, superbly clean and huge room. Parking is a bit of a struggle, but that goes with the surroundings. Not enough of or free parking available, but understandable it's not the hotels fault
Stayed with my two daughters, the room was more than big enough very clean and the check in and check out was very easy. Our only thing was the shower need a little more power . We would definitely book to stay here again as we have family in Plymouth x
A beautiful guest house in a prime location for the seafront, shopping centre and University. The breakfast was yummy with all top quality produce. The beds were really comfortable and lovely decor in the room. The owner was extremely helpful. Highly recommended.
Lovely B&B, perfect location for Theatre, Pavilions , shops, The Hoe and Barbican. Very clean, rooms are lovely. Carla is an excellent host. Very good cooked breakfast. We really enjoyed our stay and will definitely return.
I recommend this B & B to anyone. Such a nice place to stay. Right on the bay in Plymouth. Very easy to get around. The lady of the house was so nice and she fixes a super breakfast every morning. Her B & B is very quaint and very comfortable. Loved staying there and will go back.
Thank you for taking the time to leave a review of your recent stay. I'm thrilled you scored us 5/5 and hope to see you again if you come back to Plymouth.
Thank you for taking the time to leave a review. As you have left no details I am left wondering why you didn't rate us 10/10 as the majority of guests do. As stated in the information packs, if guests are unhappy about any aspect of their stay, I prefer that things are brought to my notice at the time of your stay so that I can put anything right. I do hope to see you again another time.
Excellent. Really friendly and super helpful. Very clean. Thank you. We'll come back.

Thank you for taking the time to leave a review of your stay. I'm delighted that you rated us so highly and look forward to seeing you again the next time you come to Plymouth.
Near the hoe. Nice friendly staff. Room was clean and comfortable and the ensuite was of a good modern standard with a step in shower.
Breakfast - there was a good selection of cereals, fruits and juices plus a cooked option. I had an English breakfast and my husband had poached egg on toast, both were delicious and made with good quality ingredients.
I was charged £10 more than my confirmation email told me I would pay. There was no free parking, and I presume the breakfast was free as detailed in the booking confirmation.

As clearly stated on the Hotels.com website dogs are charged at £10 per night. You were only charged this once in spite of the fact you had two dogs with you. Our dog policy and charge were included in your confirmation email which also confirmed that the tariff was for bed and breakfast for yourselves. We also clearly state that parking is available on a first come first served basis with no guarantee of free parking. We were happy to provide you with a gluten free breakfast and hope to see you again in the future.
Stayed for two nights on a combined business trip/vacation. Spotlessly clean, nicely decorated, and high quality food paired with a wonderful pair of hosts running this place makes it my go to whenever I happen to be in Plymouth. This was my first visit, but there will be many more!
Loved that this property is so close to the waterfront! Great location! We found the owner to be very hospitable and welcoming! Our room was very clean, comfortable and updated..... we could not have found a more comfortable place to stay. I highly recommend this place!

Enjoyable stay
This is a lovely guest house in a lovely location close to the sea front. I stayed for two nights in the family suite on the second floor comprising a double ensuite bedroom with kitchen facilities and a twin room with separate toilet. The decor was pleasant and the bed and rooom comfortable. The breakfast menu was both varied and good quality.
My dogs and I received a warm welcome and I thoroughly enjoyed my stay.
On a negative note I was charged £10 per night per dog so £40 in total which I feel is excessive.
We came to Plymouth for the Pete Tong concert on the Hoe.
We had a great welcome, lots of local info on how to get around, where to eat.
We ate at the Wet Wok- very good.
We had room 5 with a very comfy bed and good view of the sea. Good shower and nice toiletries. Good tea and coffee facilites
Good hair dryer
The full English breakfast we well presented and hit the spot.
Well done all
Well located for the Hoe and central Plymouth, this very smartly decorated and immaculately clean guest house felt like a treat! The breakfast was very good indeed. We arrived well after the official last check in time, but our host was very accommodating and made sure we could get in. She also looked after our bags during the day while we explored the town after checkout. We will definitely stay here next time we come through Plymouth.
Edgcumbe Guest House is very clean and comfortable with quality furnishings. The location is very close to the sea front in a quiet area with parking available. The breakfast is very good with a wide choice of extras to have with cereal, and a choice of cooked options including scrambled eggs with smoked salmon or eggs benedict. The staff are very friendly and helpful.
