THE BOATHOUSE
Manatee, Dolphins and more come to the Boathouse to explore. Chill out in 72’ year round water temperature in your back yard! The Boathouse offers a private one bedroom suite complete with a kitchenette, tiled bathroom with shower and features a large screened outdoor living space suspended over the water. Enjoy your evening meal watching the beautiful Florida sunset with the possibility of manatees literally at your doorstep.

Enjoy a restful night’s sleep under the unique backdrop of vintage sails. One king sized bed. The equipped kitchenette includes microwave, fridge, ice maker, hot plate, coffee maker and other conveniences to give you a choice of eating in or going out.

The Crystal River Boathouse is located right on the waters of King’s Bay, the headwaters of the Crystal River and home of the Florida Manatee. Just seven miles from the Gulf of Mexico. Enjoy your morning coffee or afternoon wine right here overlooking King Spring, the largest spring in the bay.

The Boathouse is all about offering you beautiful views of the bay, comfortable accommodations and water access just steps from your door. That’s not all, it also offers you ADVENTURE!! There is year round swimming with manatees, fishing and sightseeing. Get your kayak and enjoy an excursion to the world famous THREE SISTERS SPRINGS. Join us for Scallop Season in the summer and Manatee Season in the winter. Cozy get away
The boathouse was perfect for me and my husband! We had everything we needed, took full advantage of the kayak and spent hours on the water!! It was just beautiful and we saw so many manatee!! The bed was comfy and the shower was great! Teddi goes above and beyond to make sure you’ve got everything you need including info about restaurants etc. I hope we’re lucky enough to stay here again someday.

My favorite place ever
Tedi and her mom are the best hosts. They treat you like family. If you are looking to take in all that nature has to offer, this is the spot. I woke up every morning and watched the sunrise with manatee, tarpon, pelicans, multiple other birds and a pair of nesting bald eagles straight out from the property. The screened in porch is perfect for relaxing no matter the weather. They have two brand new stand up paddle boards that we used daily. We will be back ❤️

Boat house on Crystal River
I want to say foremost, I wasn’t looking for a 5 star place to stay, just something clean and comfortable. Tedi was a very good hostess. We enjoyed our stay, but we were very disappointed on the cleanliness of the unit. She has sails as a backdrop behind the bed, which is a great idea because of the unit being right on the water, but there was spots of mold on them. Dead bugs behind and under furniture. The books she has in the unit, they all have mold in them also. The upper deck is full of black mold and the furniture up there was moldy and had bird feces on them. (I have pictures). Don’t stay here if you have allergies to mold, as I do. The tables and coffee tables, end tables all needed to be wiped down because they had a film on them. The double kayak is in disrepair because the hooks are broken, which makes it very uncomfortable to sit in because you have nothing to rest against, but my husband did his best to rectify this. (I did take pictures of that.). The swim noodles disintegrated when we tried to use them. (We left two new ones for her) in the property discription it claimed there were two bikes to ride, we never saw them or offered them. The first aid kit needs to be replenished (we needed two bandaids and there weren’t any.) And the fire extinguishers don’t have any inspection tags on them. We should know that they operate properly. The property seems to be a little overwhelming for Tedi. I say all this because for the amount of money I paid for 4 nights, I shouldn’t have had to be subjected to the uncleanliness. We did enjoy the nature all around us. This morning we watched a mama manatee and her baby folic in the water. I have pictures of everything I’ve documented here, but not sure how to post them.

The owner is so kind. The property suited our needs. A welcoming breakfast and appetizer snack during our stay was so kind. We will be back! Our dog was welcomed and our time was peaceful and uninterrupted. Kayak /snorkel use a huge bonus and savings. Eating diner and watching the manatees munch grass was such a treat and the rooftop was my evening and morning favorite spot to relax and enjoy the sunsets and views! Close convenient and classic! We enjoyed cooking our fresh seafood and steaks on site. ❤️ peace love and manatees!

Fabulous property and hostess!
Tedi is such a gem! If you are lucky 🍀 enough to book this place it was heaven and we slept like happy babies on the Crystal River! We woke up on the dock with coffee and danishes and fruit. The bed was so comfortable and we saw manatees, birds galore, and went bike riding. Will book again! Thank you so much!

My favorite place on earth
This place is just magical! Teddi is absolutely wonderful!! Not only very knowledgeable and helpful with the area and provides anything you’d need for your water sports, but her and her mom make you feel like your home! I’ve been three times since my first time a little over a year ago and would give anything to live here! The boathouse is amazing! It’s over the water and you can literally see manatees from your bed! It’s very clean, comfortable and the decor is adorable! The rooftop sundeck or dock are perfect for the most glorious sunsets you’ve ever seen! We get lots of use of the kayak and dock and Teddi always makes sure to get pictures for us! Perfect for outdoor activities or being super close to restaurants and more land stiff if ya want! We swam with a manatee right off the dock too! LOVE LOVE LOVE it here and I recommend it to anyone and everyone!

Crystal River Coma (a good thing!)
From start to finish my husband and I enjoyed the boathouse. We were there for a week and had everything we needed. Tedi is a sweet, hospitable hostess who checks in but doesn’t hover. The appetizer made by her mom was icing on the cake; it was delicious!!! We used the kayaks to find the manatees and saw plenty right off the dock. The restaurants around town were plentiful and delicious. Tedi gives great recommendations and she is always just a text away. We were so relaxed that one day we didn’t shower or get dressed…the Crystal River Coma!!! My husband loved the screened in room, and I loved the rooftop view. Speaking of view, you can’t beat the cooler evenings and the sunsets!!! The boathouse is tastefully decorated and clean. I hope we find ourselves back some day. Stay here you won’t regret it.

If you’re looking to be right next to manatees, this is it. Cannot beat the location. We loved relaxing on the screened in porch even when it rained. The bed is comfy! We already have next year booked ☺️
