The main living area on the second-floor welcomes guests with a bright living room featuring comfortable seating, a fireplace, TV and air conditioning perfect for relaxing after a day of exploring Tuscany. The same floor also includes a spacious kitchen with a dining table, hob, oven and fridge, ideal for preparing homemade Italian meals. Step outside onto the private covered terrace (15 m²) to enjoy tranquil views and quiet outdoor moments. The villa offers several comfortable sleeping spaces designed for families or groups. On the second floor there are two bedrooms with double beds, including one bedroom with a private bathroom featuring shower, washbasin, toilet and bidet, along with an additional shared bathroom. A cozy mezzanine accessible via fairly steep stairs provides a small double bed. For added privacy, the annex includes another double bedroom with its own bathroom and a veranda seating area, along with air conditioning and a terrace. Outdoor living is equally inviting with a private garden, sun loungers, BBQ and a private swimming pool (6 x 3 m) open from June to October. Guests can also enjoy a dedicated relaxation area in the guest house on the first floor featuring a bathtub and fitness equipment. A Turkish steam bath is available here for an additional charge, offering a spa-like experience. The view from the terrace and the pool is just beyond amazing. Everything is nicely layout. It is an older property but everything felt authentic to the age of the house and the town. The bed where really comfortable, the pool was wonderful as was the garden. Luca, our host, was lovely and even help us out when we could not find milk in the town center. The left side of the kitchen sink was clogged. The shower in one bathroom was slow to drain and continually had water on the floor. The 3rd bedroom and bathroom were detached from the main house. Pictures are shown on the website but no mention of a separate building. We found the separate building but no bedding on the bed! The bed had a mattress cover and that was it. The 3rd person in our party slept in the tiny loft and shared a bathroom. The night before our departure I reached out to Luca to verify the departure procedure. I told him about the drain and the 3rd bedroom/bathroom situation. He informed me that I should have communicated this to him upon arrival and threatened to inform the police regarding my information!!!! This was totally unacceptable since I was just informing him of these issues that we overlooked and handled ourselves. ##### Rebecca B. We ended up using the second bathroom shower. The kitchen sink also had a drain that was completely clogged and smelled. "Air conditioning" was a mini split in the living room with a huge skylight above it which negated quite a bit of the cooling. There was no air conditioning in the 2 bedrooms in the main house which made sleeping miserable. there is a mini split in the cabin separate from the main house. Note: The walk into Cortona is about 10 minutes down a pretty steep hill. Walk back up the hill from the center to the house requires a bit of fitness and in the heat we had some whiny kids. Overall, the house was not a refuge we were looking for. There was WAY to much furniture cluttering hallways, bedrooms etc. You can't open the door to the bathroom in the primary bedroom more than 45 degrees as a huge armoire blocks fully opening. The furniture was old and desperately needs an update. Luca was nice and greeted us upon arrival and was quick to respond to questions. ##### Paula W. The property has a nice garden area with the pool and the property manager lives on the bottom floor and was easily available for any needs as well as cooked us a fabulous meal. The space is a simple, traditional, rustic Italian home and was only about a 10 minute walk to the town center. ##### jessica a. Het hoogtepunt was absoluut het zwembad met een prachtig uitzicht over het landschap. De locatie van de villa maakte het gemakkelijk om nabijgelegen steden zoals Arezzo en Siena te bezoeken.
