The location can't be beat for proximity to the castle and shops in Conwy, and the breakfast served at Erskine Arms was excellent. The rooms are recently renovated and clean. I was worried about some reviews that mentioned the church bells waking them up...I could hear them but they were faint and never woke me up. More concerning was noise from guests in the next room over, but it wasn't unbearable. That's the only reason I wouldn't give it a 5/5

The decor and furnishings are of a very high standard which is really impressive when you first arrive. There is, however, no WiFi and no parking (car park yet to be completed but we were refunded our public parking fees). The hotel communal area isn’t fully finished. So there were snagging points, there are no coffee tables and there were boxes of accessories lying around. Breakfast is not available in the property so you have to walk down the road to the pub to take breakfast which would be a problem if raining or if you have mobility issues (as would the parking). Check in was pretty haphazard as the ‘hotel’ management aspect doesn’t seem to be the priority - there is no reception at the property; you check in at the pub, which is fine and known in advance, but check in and check out were not as you’d expect from a hotel, and at the price level this needs to be addressed. I felt at times we were an inconvenience for the bar staff / waiters who were the only team members available at certain times, to be fair to them it was not really their priority with a full NyE bar and restaurant. Breakfast at the pub was really lovely and to a very high standard, particularly noteworthy as it was New Year’s Day. Check out was quick, but an observation was that no one asked if everything had been to our satisfaction. If the management, service and snagging points are addressed this will be a fabulous property.
