The kitchen, fitted and equipped with a hob, extractor hood, and oven, seamlessly opens onto the living room, creating a welcoming space ideal for shared moments.  
  
On the sleeping side, three bedrooms offer all the necessary comfort, complemented by additional space. The house has two well-appointed bathrooms: one equipped with a shower, vanity unit, and toilet, and the other with a bathtub.  
  
The exterior is equally attractive, with a mature garden and a terrace ideal for al fresco dining, where you can relax in complete privacy, without overlooking. And although the house does not have a swimming pool, a pond with its waterfall is home to fish and frogs.  
  
Air conditioning and double glazing provide optimal thermal comfort, whatever the season.  
  
Located in a sought-after and quiet area, this property offers close proximity to bus lines 15 and 16, as well as a tram line a 7-minute walk away, facilitating access to shops and all kinds of activities.
