I read reviews of this place on Google, and I have to say that they are definitely more negative than this place deserves, at least based on my experience. Like many other towns, the buildings in the center of Cannes are old, so you can't expect brand new fixtures and newly renovated buildings. For what it is and what it costs, I believe this hotel is a good deal, and the staff went above and beyond to accommodate when I had a few things I needed their help with. The room was clean enough, but it wasn't completely perfect. That being said, everything in there worked including the air conditioning, and the facilities were more than enough for anyone except the most picky traveller. Just be aware that if you have a lot of luggage the walk to the hotel is all uphill from the train station so keep that in mind when booking.
It's a short distance, maybe 4 blocks (5 minute walk) to Gare de Cannes, and there are two supermarkets and numerous tobacconists, bars, and restaurants in this area.
