"Parking impossible"
This was a lovely building but the room was the smallest I've ever stayed in. The decor was good and had all the facilities one would expect however too expensive considering the size. The heating was difficult to regulate and uncomfortably hot, add this to the noise from other residents and or staff I cannot say I had a restful sleep or enjoyable stay.

"Friendly, comfortable guest house in good location"
Stayed for a weekend. Nice friendly welcome, and thoughtful extras provided like homemade cake, and fruit in the room. Fresh milk provided for our room when asked, and nothing too much trouble. All staff were very pleasant and helpful. Great selection offered for the continental breakfast. We were on the top floor, which is a lot of stairs, but good exercise! Mr Watts the venerable resident cat is an added attraction.

"Fantastic hotel for enjoying Brighton"
Lovely room and exquisite bathroom. I would expect a hotel of this standard not to charge £3.95 for a small bottle of water though, and tap water too chlorinated to drink. Good coffee (pod system) not a substitute. Great sound system in room - takes iPhone/lightning connector. Disappointing dinner (some preferred items already sold out). Staff wonderfully friendly and obliging. Stand-out people were wine waiter and Canadian receptionist. Breakfast disappointing – dreadful tea stands out, but cooked breakfast looked good.
