"Clean, chic hotel"
Nice tasteful room (quite small) and a decent shower. Breakfast was good with friendly service. They also have a DVD library which was a fun surprise. No sea views, but if you don't mind that it's a nice hotel near restaurants and shops.

"Hen party weekend"
Came to Brighton for hen party weekend, and stayed at this hotel. We booked for central location and convenience to railway. On arrival at hotel was greeted my friendly and afficient staff and check in was easy. Room was lovely bright and cheerful and clean. Very modern. We had breakfast both mornings which is served in the bar area. It was continental style and was lovely with good chose. Our train didn't leave till mid afternoon and the staff at reception looked after our bags so we could enjoy our last few hours in Brighton without carrying bags around. Lovely hotel and staff and would defiantly stay again if visiting Brighton

My only critique is that the room is too small,although it very well supplied with small items. There is nowhere to put cloths in a reasonably sized draw.A chair would be welcome to eleviate the lack storage space.

"Nice hotel on the outskirts of the town and close "
Hotel is a listed building which means no lift to the higher floors. We were on the top floor which is up several flights of quite steep stairs, this wasn't a problem for us as we are quite fit. Room was on the small side but was comfortable and very clean although the bathroom could do with a bit of an update as some of the small mosaic size tiles were either loose or missing. The staff were all very friendly and helpful. The breakfasts were superb with a great choice of food available. Food is cooked to order so it is very fresh and hot.

"Excellent B & B Friendly & Comfortable"
We had a great time at Derek & Garry's place we were welcomed like friends right from the start, we had just got in the door when we were offered a drink a cold beer for my husband & a glass of wine for me. The room was clean and tastefully furnished with a fridge with fresh milk & bottles of water. There was tea, coffee & hot chocolate with biscuits refreshed each morning as we were having our wonderful breakfast cooked expertly by Garry. Nothing was too much trouble & by the time we left we felt really at home. It is in a good location not too far from town or the beach (about 10 Min walk) but far enough not to be in a noisy area. I would recommend this B & B to anyone and would definitely stay here again if we go back to Brighton.

"Excellent location"
My Husband was running the Brighton Marathon and this hotel was just perfect. The location was brilliant, quiet enough area to be out the way but really close to the se front and all the attractions of Brighton. Room was Beautiful, Hotel staff were very friendly and overall we were very happy.
