House Rules
The following rules are to protect our property and ensure a comfortable, predictable stay for all of our guests. By making a booking with us, you agree to all of our rules and the fees they carry if they are broken.

Additional Guest 
Each guest that enters the apartment over the number of guests shown in your booking is subject to a fee of $20/per night. We define a guest as anyone who enters the apartment. If you have a 3 night booking and have 2 additional guests in, we calculate the fee at $20fee*2guests*3nights = $180. Please keep this in mind when planning your trip. This is meant to curb parties and other loud gatherings which helps us to provide a quiet environment for all guests.

Pets Policy
Dogs require an additional $200 non refundable fee which is required for a full deep cleaning of the apartment. This is a specialized cleaning that is required of our Hospital Partners as we provide medical short term housing. This provides a comfortable experience for the next guest. Unless you have permission from us, no cats are allowed in our units and will be subject to a $500 fine. Any pets found to be in the apartment without our knowledge will be subject to a $500 fine.

Parties, Smoking, Noise
As a provider of medical stay housing, we have a zero-tolerance policy and do not allow any smoking, parties, loud music, or disturbances. Any instance of breaking these rules can result in your booking being immediately canceled. Security will be summoned and Police will also be involved. A $250 fine will be charged for the use of our security team for any noise complaints that require intervention.  We use surveillance technology in the way of cameras in the common areas and exterior of the building, we will use this to verify that rules are not broken. There are no cameras inside the apartments.

Quiet Hours
Quiet hours are after 11pm. Please respect your neighbors. If a neighbor is disturbing you after hours, please confirm which unit the noise is coming from and reach out to us. We will do our best to communicate with the tenant and can also send our security team to help. We can not guarantee that the noise is one of our guests, so we may not be able to remedy, but will always try.

Noise
As with all city apartments there is the possibility of noise from neighbors, traffic, construction. This apartment is located in Downtown Boston. We can provide white noise machines or earplugs, but will not refund a stay for noise complaints.

Parking
Parking is not included with the booking. Parking in general is difficult in Boston, so please check Spot Hero for local parking prices and options.

Condition of Apartment & Damages
It is your responsibility as the guest to report any damage you find inside the apartment within the first 4 hours of check-in. We do thorough maintenance checks, but sometimes, we miss things. When this happens we will confirm that the damage was not your responsibility. However, if no damage is reported within the first 4 hours of the booking, and there is damage found at the end of your stay, the replacement and repair value will be the responsibility of the guest. By reporting some issues in the first 4 hours we can confirm the condition and free you of responsibility.

Early Check-in & Late Check-Out
If you want to check in early or check out late, you must request the option at least 24 hours in advance. Our early check-in time is 2:00pm. Our late check-out time is 1:00pm. The cost for either of these is $50. If you are in the apartment after the check-out time, you will be assessed a $100 late-check-out fee for every hour beyond the check-out time. All ECI and LCO are subject to our approval and availability. We are not responsible for guest belongings after check-out time. Your items will be left in the hallway and our teams will clean the unit immediately.

Pre-check-out condition
Dishes will be placed in the sink or in the dishwasher. Our team will take pictures of your unit condition upon check-out. If there is excessive trash in the unit upon check-out we will charge an additional $100 deep clean fee.

Lost Items
We are not responsible for any lost items left behind by guest, or items that were shipped to you during your stay. We do make every effort to return items to guests that are of high value, electronics, jewelry, etc. You will be required to pay for shipping and a $40 processing fee for any items left behind.

Boston Trip
There was one hiccup - the water in the building was off for 24 hours, but that was out of their hands. We really enjoyed the location - close to everything! I would recommend putting a grab bar in the bathrooms. The bathtub floors were slippery.

Just get a hotel
For the money…just get a hotel. The apartment is a 3 story walk up so if you have stroller age children or are older, it’s a hassle. The apartment itself is old and worn though the furniture is newer. There is evidence of ongoing water leakage involving the kitchen ceiling and the drywall has been replaced but never painted. From old reviews it appears that dates back to 2021. The paint in the master is peeling off the walls and all the carpeting is stained and worn. The linens are clean but the bed frames rickety. There are exposed wires hanging out of some book shelves. There are window air conditioning units in the living room and bedroom windows which leak a fair amount of cold/warm air into the unit and overall it is very noisy whether from the neighbors and the thin walls or from Comm Ave. The apartment is generally unclean and for the money you’re paying it just doesn’t feel worth it. Get a hotel. You’ll be happier.

Insect infestation: flies, crawling insects, and lady bugs in master bedroom and bathroom Nonfunctional toilet paper dispenser: no rod in dispenser with a partially used roll of toilet paper left on bathroom floor Broken toilet: unusable without manually lifting up lid and manipulating plunger Communication: no direct method for reaching Healing Homes of Boston, LLC for urgent needs No kitchen lights: there were no bulbs in the sockets over the counter Hole in wall: 3 inch hole in wall where microwave was once mounted No instructions for TV: required considerable time and 2 emails for partial resolution Air conditioner cord in pool of water: when the window leaked, the ac cord and extension cord were lying in a pool of water. Leaking window around living room air conditioner Chipped paint: consider potential for lead paint and need for testing before occupancy by children Spider web in window next to bed: the sill had large area of chipped pain and a large recent spider web Filthy carpet: no evidence of recent cleaning with some areas actually sticky. Poor Communication
The communication with the property management was terrible. The morning of the day of checking in we received a brief message that the unit above had a minor water leak that would require small routine maintenance, but it that it shouldn't impact our stay. Multiple hours later we arrived at the property to check in to find a large maintenance crew working in the property and water flowing from the unit above into the kitchen. While unexpected maintenance issues happen at all properties, not informing us prior to a 4pm check-in that the unit is uninhabitable left us in a real bind to scramble to find last minute accommodations with an infant late in the day in which they provided no assistance with. Furthermore they have been difficult to get in the phone, and have yet to approve of a refund for a property that we were not able to stay at due to maintenance issues. We burned and evening and a morning of a family vacation trying to find new accommodations, the property management has been difficult to reach by phone and slow to respond, and did not assist nor particularly care that their property issues left us stranded. The location is great, just know that if there is any hiccup in your stay that these people will not care and will not be easy to access.
