The amenities advertised to not exist (spa, shared kitchen). Owner/Manager was rude when we raised it with him, and accused us of being racist when we said we had complaints about the accommodation - we never said anything about him personally, so no idea how we were being racist?). No staff on site most of the time, no dining options and not as close to stores/town as suggested (website says it's 400m away from a Supermarket - it's closer to 2km). This hotel is actually the same as the 'La Maison Guest House' next door, it's run as one. Not worth the $250 a night we paid, we even left halfway through and went to another hotel, The Carrington, losing $500 (which I will attempt to get back). DO NOT STAY HERE. STAY AT THE CARRINGTON!

Basic Accommodation.
Basic accommodation. Basically a upscale backpacker dorm with half decent ensuite. No fridge in room which was very basic and small. Managed by neighbouring motel which explains some of the photos which are not on the premises eg spa (which was not operational anyway). Would not recommend.

Moved us from our booked accommodation with notice, New accommodation was not suitable so they moved us again. In a virtually empty hotel they then put people in an adjoining room with proved the walls to have no sound insulation. Had to ask the other guests to speak lower which they did, thank you guests. Internet was terrible dropped out continually, no chance to stream or communicate using video. Never again at this accommodation

The unique part of the whole experience was the fact that I was charged $30 more then the price at the time of the booking. Then when the agreed price was discussed. I was asked by the owner how am I supposed to survive if I charge you that price. Needless to say we won’t be returning.

Good value for a single night
Room was clean and had a new carpet, bed was comfortable, shower was hot and the location was quiet. A basic breakfast was included and was more than sufficient to kick off the day's activities. The room and bathroom were both quite small but I didn't need more for a single night. Only gripes were that the door handle to the bathroom was broken and quite a sharp screw had to be used to open the door. The shower could also benefit from a basic tray or soap holder for toiletries. Overall, it was a good experience and good value.

Unfortunately I booked for the wrong week and only worked it out when I went looking for my booking upon arriving to Katoomba. I’m sure this is a lovely stay, but a phone call when we didn’t check in would have been appreciated!

Mountains stay.
Unfortunately some of the cleaning staff were not on so the check in was delayed by an hour and a half. The staff that were there were very apologetic and sincere.

Hotel staff was super friendly and helpful. We were so close to 3 sisters view point and lots of walking paths which made exploring easy. The hotel is not a far walk from town and also on the hop on bus route. The rooms are clean and there is a relaxing atmosphere everywhere

Belgravia Guest House was clean and quiet; suitable for an overnight business trip. Plenty of parking at the property. Staff were helpful, ensuring a late check in was hassle free. If you are looking for a romantic getaway, look elsewhere.

A nice trip away
The check-in was great, very friendly staff. There are lots of facilities to use at the hotel, but you are so close to some amazing sites you are better off heading on walks and enjoying the scenery. The only small problem were the beds were a bit tough and the walls paper thin, we could hear everything going on in the next room so was hard to sleep. But with that said, for this price you can't complain!

Economical and clean
Check-in and (free) breakfast was at the hotel next door which was unexpected. The room was clean but we were given a very small room even though larger ones we are all unoccupied. Coffee making facilities were available but the jug would not fit under the tap in the basin and had to be filled using a cup. Although the house contained the kitchen, it was locked and not available for use. The cleaner had forgotten to provide any toilet paper and the free wifi could only be accessed from the hotel next door. Continental style breakfast was good. No problems with parking and the three sisters look out was only a short distance down the road.

Nice little place for a hiking weekend
Really friendly staff, fantastic location just a few minutes walk from the Three Sisters - some brilliant hiking there of course. Just ask for some help at the Information Kiosk and they will recommend some great walks for all levels. I had a problem with my room door not locking properly but the manager was right around straight away to fix it. The breakfast was fine but quite basic - cereal and toast. The only negative was that my room didn't smell that fresh - perhaps the carpet could do with a clean! But all in all, a really lovely place to stay.

Bed was very comfortable, room nice and clean and warm. Common area lacked facilities, water had to be taken from own room to main area to make a cuppa, if planning to sit in front of fire. No staff on site. Had to go next door for breakfast, which would be ok in summer, not so much in winter. Bit noisy through the night with other guests coming and going & door slamming.

The hotel has kind of an old house charm but it definitely needs to be updated. I was disappointed because I had chosen this room for the wifi access, breakfast, price and most importantly AC; and their isn't AC only a heater. This website, last minute, indicates that it has AC but all the staff stated that they have never had it. Now it worked out fine for us because it wasn't that warm the days we were there. However, the room was very stuffy and warm even with the windows open. I even saw another room trying to cool their room by wedging a blanket in the door to keep it open so there could be a draw of air in their room. So this would be an issue for anyone who would like some type of cross breeze or cooler room to sleep since there isn't AC or even a fan.

Terrible reception staff
Terrible attitude of staff at front desk. The lady has no respect whatsoever and treats guests as if they're staying for free. For check-in etc had to go to next door hotel which is owned by the same folks. Breakfast is terrible, just bread and jam.

A Step back in time.
Katoomba is like a step back in time with lots of guest houses. The Belgravia was no exception. Clean and tidy with a holiday feel about it.

This is a house with rooms-off a passage and a sitting area with a log fire and also central table/chairs, bar fridge, and facilities to cook toast and have a hot drink to be shared by all guests . The next door hotel 'La Maison', is affiliated with Belgravia House and you can go next door to the dining room for a breakfast. Breakfast consists of toast... fruit , wholemeal, white bread with peanut butter, Vegemite,jams to go with toast: plain yogurt, tinned peach slices and pears; a variety of cereals-rice bubbles, weet bix, corn flakes, etc; tea and coffee, milk and fruit juices. The breakfast was included in the price but was told it is normally $10 pp. The staff were very friendly and efficiently kept tables well wiped and cleared.Reception staff were friendly and helpful.We enjoyed using the pool table where there is also a bar. There is a sauna and spa only open though 12pm until later which we didn't have a chance to use. There is a nice garden and deck to enjoy the sun from.a At Belgravia and La Maison there was ample , secure off street parking. WE found our room at Belgravia House small but cosy and adequate.. Cleanliness was mostly fine except for dust on the bed lamp and our bathroom toilet wasn't flushing . Other guests at the house when we were ther were very noise in the morning which we found inconsiderate of other guests. It may help to place a sign there to remind guests that others may be still sleeping and to consider them.

Disconnect with Wot if website. Advertised with free breakfast but not so. Breakfast very basic but ok. The Belgrave is wooden construction and very thin walls. Next room started having showers and it was like we were in there with them. Once one resident is up everyone us. But hey its cheap. The lounge area was good we played cards. No in room fridge but one in the lounge room

Relaxing place to stay
A good distance from Katoomba train station but only 5min walk to the Three Sisters view point. Quiet neighbourhood, relaxing stay. However, fridge was only one for all rooms in the hall.
