Just a heads up: all guests will be asked to sign a rental agreement that covers the rules for the stay. By booking, you’re agreeing to the following: \- You agree to follow our rental terms and conditions. \- A valid government-issued ID and matching credit card will be required before check-in. \- A background check may be needed if required by the property management or building rules. \- A refundable security deposit of $250 is required before check-in. Minimum age requirement of primary person booking should be 22 years old for non-locals and 25 years old for locals. No weapons or drugs allowed; zero tolerance means police will be called for violating this rule. Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. We are pet-friendly but do require a pet fee (1 Max). It's in our house rules down below. Especially when the seasons change, Austin does have bugs. We do regular pest control and we can have someone come out if you do see anything. Please be aware the unit being in the state of Texas there may be pests like roaches, ants or other bugs. We hire professional pest control to take care of this. Please note guests will not have access to mailboxes or package deliveries The apartment complex may run maintenance or clean pools, gym and other shared amenities as they see fit. Please be aware. We make sure to provide basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supply especially for long-stay bookings need to be purchased on your own. Guest Access: You have access to your own stylish apartment. In addition, you can lounge by the resort-style pool, work out in the fitness center, or enjoy one of the other fantastic, on-site amenities. The Neighborhood: The East Riverside area is near Downtown, South Congress (SoCo) and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on East Riverside you'll find many cheap eateries, cool thrift stores, and Austin classic dive bars Getting Around: We recommend driving near and in Austin proper, and there are rideshares, public transportation and scooters for those who would prefer not to bring or rent a car. No matter what you want to do, it's easy to get around in this area.
