Summary: Steps away from the Naval Academy, St. John's College, State House, City Dock, Yacht Club, St. Mary's Church and local restaurants/bars/shops. This spacious, historic 3 story / 3 bedroom house is perfect for a large group (w/pets) visiting Annapolis. It has the following must have amenities: \-Beautiful covered front porch \-Spacious kitchen, granite countertops, and prep island \-Cozy living room with ornamental fireplace and TV \-2 min walk to Gate 1 @ USNA, restaurants around the harbor, city dock, tours, Main Street shopping and dining \-In unit washer / dryer \-Private patio featuring hot tub! The Space: Floor by floor configuration: 1st floor - Living room with sleeper sofa, dining room (seats 6), kitchen, powder room (1/2 bath) 2nd floor - Master bedroom (King sized bed) w/TV, 2nd bedroom (King sized bed), full bath 3rd floor - Loft style space with 3x single beds w/ 50" TV Outside - Front porch with furniture and swing, back patio featuring hot tub, table w/4 chairs and BBQ grill Guest Access: Guests have access to the entire house and backyard except for locked storage closets. The Neighborhood: Located in downtown Annapolis and steps to all that downtown has to offer! Distance from local landmarks: \-USNA Gate 1 - 1 block away \-Annapolis City Dock - 2 blocks away \-Main St - 2 blocks away Getting Around: Street parking in Downtown Annapolis is paid. If possible, we recommend not driving / renting a car. If you do bring a car, the Hillman Garage is the biggest parking structure in downtown Annapolis. It is a 0.2 mile / 5 min walk from the house. Additional parking info is available on the Visit Annapolis website's "Parking in Downtown Annapolis" page. Other Things to Note: We require every guest who books a listing with us ("the booker") to fill out a check-in form which includes reading and signing our rental agreement. As part of our check-in process we require all guests to provide us information about them / their stay with us. This includes uploading a valid, unexpired government issued identification card and a "selfie" (picture showing one's face typically taken using one's phone camera). This process is similar to checking into a hotel and we hope you understand that this is necessary since we typically do not have staff on site to validate a guest's identity. If you aren't comfortable with this then we recommend you book a property with another host since completing the check-in form (which includes uploading a non-expired ID, selfie, and reading/signing our rental agreement) is required before we can send you check-in information. Please contact us before booking if you would like to review our rental agreement. Please note that we may request a security deposit and add a damage waiver fee to your booking if needed. We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in. Please refer to the following guidelines regarding fees for extra guests: 3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra) This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there. We charge a pet fee of $50/night per pet that you bring with you. This reduces to $250/week per pet and $500/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking. \*\*\*If you neglect to inform us ahead of time that you are bringing a pet with you then I reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.\*\*\* If you are local to the Annapolis area and book for less than 5 days we reserve the right to ask you to cancel your reservation. We rarely make an exception to policy but may elect to do so at our sole discretion. Permit number: RENT-005815-2024 The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed): 1 hr or less early arrival or late departure: $100 1-2 hr early arrival/late departure: $200 2-3 hr early arrival/late departure: $300 3+ hr early arrival/late departure: $100/hr or the cost of an additional night’s stay, whichever is more These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to. \*\*\*Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard\*\*\* \*\*\*If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We assess a $500 cleaning fee in addition to the regular cleaning fee\*\*\* For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability.
