Very convenient to access main trunk road through Newbury and very close to the town centre. Large carpark behind the hotel. Room was spacious and comfortable, breakfast was great. Excellent value for money.

Room needed a little spruce up , but for the price there is no complaints at all, really happy with what we got for the money . Would stay there again no problem, friendly , easy access to town . Great town . Warm , comfortable ,

This was my second stay with a family group. We stayed overnight and eat in the hotel. I have a with my knres & hips and when booking I forgot to ask for a ground floor room! Long story short, reception managed to sort me one out. They didn't have to. As a group, we were looked after from the beginning to the end of our stay. The hotel is value for money.

Lovely rooms spacious, like that they have good size baths and shower option. we’ve stayed before. This time only disappointment was the breakfast the quality of the food was great but the kitchen didn’t seem to be able to cope with the demand needed for that morning as many items at the same time were not available and many people were stood around waiting quite a while.

Staff great - stay meh
The staff and check in were great. Room standard is fine but cleanliness not up to scratch. It was obvious after spending a little time in the room no furniture had been moved during the clean (hair scrunchies under one chair, litter under another). Also the kettle was full of loose limescale. The biggest issue is the room location - room 306 faces the car park meaning cars, guests and the general public (who use the car park as a shortcut) passing close to your window noisily and frequently through the night. Very poor sleep.

No hot water so had to have a freezing cold shower. Really not acceptable when you have paid a premium price for the horse racing. Offered 20% refund of about £13. Wow.

No hot water. Cold shower.
No warm water on the Saturday morning and the small double room was very small indeed. Hotel needs modernising. Had to have an ice cold shower and it was -2 outside. Offered 20% discount, but it adds up to around £13. Really can’t recommend.

The staff are very friendly and welcoming. They happily sought out a phone charger for me to use and readily agreed for me to use the car park past the check out time. I would be more than happy to stay again.

Lovely, convenient hotel.
No complaints apart from no central heating in the room. It is there, just not turned on! There was just a small portable heater. The bathroom was warmer with the towel rail on! The hotel is just perfect otherwise. Will definitely stay again.

I was allocated room 101, which opened to the 1st floor lobby where the stairs and 2 corridors converged. This together with the fact that the room window face out to the main road AND wasn’t double glazed, meant the room was noise from people going up and down the stairs and from traffic and pedestrians outside.

Lovely staff on reception
The staff on reception when I arrived were wonderful. I arrived at 11 15 am hoping to get in my room. It wasn’t ready at 11 15 which I didn’t expect but they did everything to get me in quickly. When you overnight from the US a hotel making an effort to get an early check in is a big deal

room 308 - secret location
check-in was poor - trying to find room 308 in the rain with no signage was a joke. If it’s an executive room then please invest in some executive signage too, rather than pointing in some ambiguous direction into a car park!

Dangerous bathroom.
The bathroom is dangerous and I mean dangers the floor in the bathroom was plastic almost fell 3 times, and when I asked the lady at the front desk for a wet room, she said there is only one in the hotel and I know there's four it is so dangerous, they give me a mat that was worse,
