Expedia listing was misleading as photo was nothing like the property, breakfast was not included and local tax was payable on arrival. Having said that it was a nice little hotel, well situated in a quiet street within easy walking distance of a couple of good restaurants and good links to public transport to and from train station and airport. Staff were very friendly and helpful. Breakfast was available if pre booked the day before, then it was delivered to your room. Complimentary coffee, tea and snacks available in reception was a nice bonus.

The floor of our room was filthy and made me wonder about the cleanliness of other surfaces. The wallpaper was peeling off the wall, the radiator wouldn’t turn off, and our ceiling leaked during a rainstorm one night, which was our “final straw”. The night staff was apologetic and tried to find us another room, but the hotel was fully booked. Overall, definitely not worth €200 per night, I encourage you to look elsewhere.

Hotel was a little uninspiring to begin with. Looks quite small and narrow from first impressions, and the reception is just a desk in what looks like a sitting room in a house. But have to say the staff there were very helpful and friendly. Rui was super helpful. The room was a good size and clean. I asked for a lower floor room because there are no lifts at the hotel and they did that with no issues. Hotel is about a 25 minute walk from the main Central station and is very close to a lot of the main areas of interest a good central location. I would definitely stay again

I liked that it was on the canal and close to the center of the city. The area was “old world” charming. There was a grocery store nearby and many restaurants. At night the canals were beautiful.

Large room with canal view was beautiful. Beds were comfortable, and bedding was clean. Bathroom was large, and everything was working in there. Fresh towels were supplied when we requested housekeeping. Everything in the safe was left completely untouched (as you'd expect). Wardrobe is large with enough hangers for coats, etc. We had 2 beers and colas when we arrived in the fridge and they were free of cost. Location is excellent, we could walk almost anywhere within 25-30 minutes, or there is a tram station around 5 minutes away. Walk from Amsterdam Centraal was 25 minutes or so (with luggage). Tram was around 8-10 minutes. WiFi is free and we were given the password upon arrival. All staff were pleasant, and someone was present on the property at all times (although we didn't need any assistance, it was good to know that someone was around if needed). Stairs are steep so be aware that you may have to climb several flights of stairs to get to your room as there is no lift. It wasn't a problem for us but if you have mobility issues it may be worth checking if you can get a room on a lower floor or finding somewhere else. There were a few mosquitos in the room from the canal (in March) so take bug repellent (especially in warmer months) if this would be an issue for you. The TV remote had a Netflix button, but the TV doesn't have a function for this which would have been a nice-to-have as the signal was sometimes intermmitent when watching TV.

A lovely, large & airy apartment with clean & comfy beds. Fresh & spacious bath/shower room. A extra toilet would be useful, but we were close enough to reception should any 1 of us 6 be desperate. The property could do with a little freshen up with paint around kitchen area & kitchen kickboard needs replaced. Six adults in 6 apartment & this needs to reflect that with 6 of every item of crockery. Did pass this to reception staff, but extra mug, plates & wine glasses not re-stocked. Great wi-fi. Comfortable lounge area & lovely doors out to enclosed garden. Plenty of cleaning supplies, kitchen roll, dishwasher tabs etc provided. Reception staff were lovely, polite & so helpful. Reception area provided free still/ sparkling water where we could fill water bottles, free fresh fruit & crisps, chocolate daily. The reception toilets were lovely - modern, clean & spacious. This hotel was so central for everything, yet out of the way of very busy areas. Supermarket 2 min walk & Anne Frank Hs 5 min walk. We would recommend- don’t understand the negative reviews & think these are undeserved.

I loved my stay at the Grand Canal Boutique Hotel! First arriving, my check in process was super easy and the man at the front desk even took my luggage to my room, which given how narrow and steep the stairs are, was a blessing. I did not notice any other noise from the other guests and the 24/7 service at the front desk was great to have when coming back at night or needing anything for the room. The location is very central to nearly all of the tourist spots and very close to great shopping and restaurants. Room was well stocked with a fridge and coffee/tea. Will definitely plan to stay here again.

The room was a great value. The property is partially under renovations. Our room appeared to have been renovated but didn’t seem particularly well finished details wise which also seemed to make it a little bit hard for them to clean some things in the bathroom in particular. All in all it was super convenient location for us since we’re able walkers. I would caution anyone with mobility issues that the steps up to the first floor are very very steep. You may get by if you get a room on the ground floor.

Hotel perfectly located, centre of Amsterdam without being right on the main busy drag. Quirky hotel with lots of original features and well appointed bedroom and bathroom. Room 3 was a little noisy as most guests had to pass by our door on the way in/out the noise they make is of no fault of the hotel staff.

This is a great location, easy to walk everywhere, but not in a overly busy area. The check in was easy and everyone we encountered was friendly and helpful. The room was very comfortable and spacious.

The hotel was charming, housekeeping was terrible. We had to ask for clean towels, floor was never vacuumed, cob webs on the lighting fixtures and in the corners, hallways wreaked of cigarette smoke (non smoking facility), and butts in the hallways. There was no iron or hair dryer as advertised, outlets require converters (it should have mentioned that), and the staff did not offer to help with luggage, knowing it was a steep climb. I knew I was not staying at the Ritz Carlton but a little effort would go a long ways. The staff ruined the experience.

Thoroughly enjoyed our stay here in Amsterdam. The hotel was lovely however as there is currently work getting done/ renovations, so there were a few teething issues. The hotel was very noisy; drilling and sawing could be heard all throughout the day and from early morning (8am). The rooms are not quiet as every time someone opens and closes their door you can hear a loud slam. You can also hear every time people are walking up and down the stairs. The notice says to be considerate between 10pm and 8am and other hotel stayers were not considerate of this. Couple of issues when we first got there as builders kept on coming in to our room unannounced as they had a key card. We didn’t feel like we had a lot of privacy from this point of view. The shower leaks on to the floor so you have to have a towel down. House keeping also is not a consistent time and knocked at 4pm as we had just arrived back in the room from a day out to which we had to say no to, therefore our room did not get cleaned for the last day. Overall we certainly would stay here again. The location was amazing! We felt very sad to leave. It is certainly a hotel we would recommend to stay once all the work has been completed.

Great location, unfortunately the room let us down. It wasn’t clean and when I asked for it to be cleaned it wasn’t. There was still rubbish there from the people before us and dirt/mould on hair dryer and bathroom. Staff were alright but when approach about cleanliness of room, they seemed uninterested.

The hotel was really nice , the staff were super helpful & ready to give advice on the local tourist spots! Location wise - excellent!! The only 2 negatives were the stairs which were not dissimilar to ladders :) ( this was pointed out pre arrival.. but maybe I missed in the info originally!) Secondly the bed which was a twin put together ( BADLY !) that continually moved apart with an ill fitting mattress topper! Overall I would return & would also recommend

In the beginning I’ve felt quite positively about this place, but then I saw mice in my room and brought it to the hotel staff attention. They excluded any possibility that the hotel would be infested with mice, and by this they effectively called me delusional. The small room was too dark, had black wallpaper (why black, I can only speculate), only a small window facing the core of the building. The place seemed very busy and some very heavy cleaning being done every day.

This is a great property for families. It is located very near a supermarket and cafes. The staff were very helpful on arrival even if we did have to bang on the door to gain entrance when we first arrived! The bathroom was very small when trying to have a shower and not spray water every where. This was the only negative thing.

To start off the hotel sent me a letter 5 days before arriving that the hotel has no elevators which i was aware of as it said it on the property description, however the letter sent said the hotel has no AC which is fine if we had been told since the beginning but sadly we were not informed of this which is truly unacceptable and unprofessional for the price paid compared to other hotels around the area that had way better prices and had AC and were even closer to DAM square. My mistake was booking this hotel. Additionally when I received the letter I immediately contacted the property and started complaining how my husband is asthmatic and we can’t stay at a property that has no AC as he starts having shortness of breath they didnt care and just said they weren’t giving a refund that theres a fan in each room , that my reservation is non refundable. I understand that its non refundable but if we would’ve known theres no AC is ok. But we were NOT aware of this. Dont stay here .. All they care about is there money not how there clients or potential clients feel. Also the hotel is under renovations so at 9am you will start hearing noise and banging from lower floors which is impossible to sleep. Hotel is not as clean as it feels dusty and floor in rooms feel dirty when you walk barefoot. And to finish i left the do my room sign outsidemy door and when i got back the sign was turned around to the do not disturb and my room was not made nor we got new towel.

Lovely little hotel. It was under renovation during our stay, but it looks like the renos will be really nice once complete. The front desk staff were very responsive and took care of any issues immediately.

Room was shabby, bed was bad quality. No AC, I get it, they're installing it. Tiny, crappy fan. And window that opens on to the staff area. Very uncomfortable for the money. And pretty sure there's bed bugs, bitten up pretty bad. That said, excellent, nice front desk staff, 24 hour reception, free, unlimited sparkling water and coffee in lobby, room mini fridge a huge plus. But room itself was very disappointing.

We booked a large block of rooms. One guest had his own booking and paid extra for an upgraded room. They did not honor the upgraded room and arbitrarily assigned our group to rooms of varying sizes with varying amenities, which caused tension within our group. They did little to help and the person who paid for the nicer room was forced to leave. They also gave one of our guests a room on the ground floor that had blocks of wood holding up the windows, allowing anyone from the street to break in. When we asked to switch rooms, the staff was friendly but unhelpful, claiming all of the rooms had been checked into despite the fact that it was not check-in time. I would not recommend staying here, unless the price is very competitive and you're looking to save.

Renovation or not: gem hotel!
Ok, yes, the air conditioning and lifts are not working due to renovation, but they make that clear before you arrive. The stairs are the narrow historic stairs seen in the canal side homes/hotels, so if ya have a lot of luggage or heavy luggage, request a lower floor..But the staff that we encountered when we checked in were so helpful! The personal touches were delightful. The location is great, the room we were in was so spacious, and the view from our room was amazing! Hope we can afford to come back when renovations are done! Thanks!

The hotel was right on the canal. Very Amsterdam! The staff were knowledgeable and helpful but not intrusive. The sparkling water tap in the lobby was very nice, as were the coffee machine and snacks. Thank you.

Friendly and welcoming. Nice big room. High windows and fan in room. No Air con. But wasn't an issue fan and cool air at night . This was Aug time. Big bath and jets in Bath. Towels replaced daily when left in for collecting. Bed is super comfortable very soft. Good location for trams from westermarkt to centraal Station. Tram 17 or 13.. check out cat muesem short walk.

Unique, charming boutique hotel. We had a lovely room with the courtyard. Hotel gave plenty notice that there is no elevator or air conditioning. We were pleasantly surprised the hotel provided a fan so we were extremely comfortable the two days we were there. Staff was extremely nice and accommodating. This hotel will stay on my radar when we return.
