She knew all the restaurants in town and was persistent in getting reservations for us. The room (first floor corner over the street) was modern and beautifully appointed. All of interior wooden shutters did not shut tight, so street light beams intruded onto bed at night. Bathroom modern and good fixtures, but literally no privacy door; just a sliding glass panel facing a window whose shutters had to remain closed because building across the street could see inside through the sheer curtains. Windows are old and single-paned, so street noise was audible all night, especially from Saturday revelers until 4 a.m. from the nearby piazza. Calmer Sunday night. The hotel did provide ear plugs. Nespresso coffee maker in room was good and had enough pods. Included “breakfast” was a 2 person chit for a pastry and coffee at a nearby cafe. Poor compared to breakfasts provided at similarly priced properties. Central location in Urbino was excellent relative to sights. Did not take advantage of spa facilities. I would stay here again if I knew exactly the layout of the room and its location relative to the street before booking." After complaining again, the heating was eventually turned on, which was appreciated; however, the unit was extremely loud and could not be used throughout the evening. The walls are also very thin, and noise from neighbouring rooms is easily heard. The room did not include any tea or coffee facilities, which I would consider a basic expectation for a four-star hotel. I also requested an iron but was informed that one was not available and that I would need to pay €5 for a shirt to be ironed instead. On a positive note, the breakfast was of good quality and the staff were very friendly. However, I would choose to stay at a different hotel on my next visit." I chose this house for its location; away from the popular tourist destinations but still with plenty to do and its history and style.It didn’t disappoint.The house is exactly as described, and even during a period of excessively hot weather it remained generally cool (especially the lower level) and was comfortable to sleep in.A dip in the stream was a welcome respite from the heat and over the month we saw the water temperature warm up, the water level drop slightly and the tadpoles arrive.There is so much to do in the area that we never got bored. Highlights were walking the long way round to San Giustino for coffee, Sansepolcro for a pre dinner drink, Anghiari (especially on market day), dinner at Castello di Sorci, aqua-aerobics at the community pool in Fighille, walking up the hill for pizza at il Glicine.A day trip to Urbino is definitely worth the effort as is Arezzo. We even took a day trip to Florence, which was a long day but definitely doable even though it was a bit of a culture shock to hear anything but Italian voices.I would recommend the millhouse and stay for at least a week!" Location was very close to where we were doing business so that worked well. I would say the only downside really was the restaurant. We had a 4.5 h drive from Milan and arrived just before 9pm, last entry was 9:30 so we got there about 9:20, it just all felt a bit rushed and obviously kicking out time soon. The food was ok. Breakfast was the worst, there was virtually no choice, was really disappointing and i had 1 egg and 1 slice of bacon just to eat something, business partner had nothing as the choice was so poor. Overall - I would stay here again but probably would plan to have breakfast elsewhere and get to the restaurant sooner in the evening or eat out.
