Really is only 5 mins walk to centre of old town. Fantastic view from breakfast terrace. The indoor swimming pool is probably 20m so great for lengths.
Breakfast food great range. Room clean comfortable beds. Quiet except when wedding on ( what a beautiful place for a wedding with Dubrovnik as a back ground)

A bit out the way, so whilst the bus is easy to use to get into the old town, there is nothing to walk to, so you may find you eat at the hotel a lot. The food is great, but menu limited, so if you are staying a longer period this may get annoying. Over all a great hotel.

We were so pleased to find this hotel. It was set in charming and tasteful surroundings and had been beautifully restored and decorated. The staff were polite and friendly and nothing was too much trouble. The whole hotel was spotlessly clean whilst oozing in character and comfort.A lovely start to the day is breakfast in the beautiful courtyard and at the end of the day the terrace bar offers wonderful views over the marina (although be warned that some work is currently taking place directly outside the hotel to extend the marina). The tranquil outdoor heated pool and pool area were fantastic after time spent in the crowded and bustling old town. Overall it was difficult to find fault with this hotel - it is a perfect hotel for couples.
Exceptional hotel only about 1km beautiful walk from the old town and many good restaurants. The facilities with access to the sea and peaceful terraces was a plus. Breakfast outside with exceptional service overlooking the sea was a rare experience.
Stunning hotel and location! Views of the ocean can't be beat, and it's a nice 10 minute walk to the Old Town. Breakfast was also very good...can choose from fresh buffet or order hot cooked food of top quality. I would definitely stay here again and highly reccomend Bellvue Hotel. I'm already missing the views from our balcony!

I returned to this hotel, having first stayed here in 2012, to find that it was just as good, if not better than, last time. It is quite a feat for a wonderful hotel to live-up to a previous great experience - so often a place or hotel is never quite as wonderful as you remember. Villa Dubrovnik proves the exception to this sad rule and the reason is that they are constantly trying to be better and not rest on their laurels, as evidenced by the recent refurb of some of the public rooms and spaces which, whilst lovely before, have been given an up-date, and now look even better. This is, obviously, not a cheap hotel but, I feel, it is excellent value for money. All the staff are wonderful, polite, charming, well trained and not at all pompous as can be the case in some 5* establishments. The views from everywhere are superlative. The rooms are beautiful in a modern way and quite spacious. The food is first class and eating a leisurely lunch on the terrace with the best view of the city is something you should not miss. The "icing on the cake" is the boat service into the city, which is just the best way to arrive and depart. It is just wonderful to return to the hotel in the heat of the day when the city is getting too hot and too busy and relax and enjoy all that this beautiful hotel as to offer. I hope that I am able to return very soon.

This hotel is beautiful and the rooms were exceptional. The view from our balcony was beautiful. Staff were very polite and welcoming.
Only downfall for our family was that the pools were small and there is no beach/shore. Therefore for our children the location was not the best.
We took at day trip to an island by boat that was organized by the hotel. This day was highlight of our stay. We would stay at the Royal Princess again.
