Persist to get a decent room
I rejected three rooms because they smelled of stale smoke, before settling on the fourth. Hotel staff get used to the smell and must stop treating customers as though we are imagining we can smell it. Upgraded rooms with nice beds and hardwood floors. The rooms on the main road were more dated than those at the rear. Overall a very convenient location opposite the tram stop and among the restaurants, pubs and food outlets. I would go back, but check the room first.

absolute nightmare
nothing but noise ,noise and more noise had four nights without sleep. never saw manager staff inexperinced and at times insulting. no communication of issues and problems being logged. Still angry as to date have not had any response what so ever to my complaints.
Traveller's tip on nightlife
if you want to get drunk party all night and dont mind end less noise then this is the place for you.

Don’t go there!
This is not a hotel for individuals that want a comfortable room to stay in while seeing the sights of Melbourne. Room was extremely cramped. The closets were not serviceable - could not even hang clothes. There is no elevator and all rooms are upstairs. That means you will be lugging your suitcases up the stairs (no ramps). Room service is limited to emptying one of the two trash cans. For example, for clean towels you need to take used towels to the reception for exchange for new ones. The beds are extremely uncomfortable. I cannot believe that this hotel had 2.5 stars for its rating. The only good thing to say about the motel is that it is located next to a tram stop that takes you into the central business section.
