Don’t be fooled by star ratings
This is not a boutique hotel. It is a small run-down hotel in a great location. Our room was non-smoking, except for the last 20 years of smokers who inhabited. Carpet was stained, paint was scuffed, peeling and it just didn’t smell right. Spend a few dollars more and look for a better hotel in the area. There are many.

AGAIN ANYTIME
right on busy street but easy to load/unload car late night or Sunday am; cheapest room may be small with grungy carpet, but upgrade gets luxury space, cleanliness, fridge; quiet room regardless; great breakfast/lunch restaurant inside, open early, professional waiters; service desk responsive and accommodating; vehicle parking secure and cheap 3 blocks away; King subway station only yards away

Be warned
Positives first: excellent friendly staff and good downtown location. Things to be aware of: water pressure was terrible - barely a trickle - and the temperature fluctuated. So don’t expect a great shower! Also - most rooms (certainly all standard) are on the back and side of the hotel which is dark and dingy - and they are pretty small. In no way is this a ’boutique hotel’ (as it is self-styled) - so if you want comfort you’ll need to look elsewhere.
