Very standard
The hotel room was slightly dirty, had ants crawling on the floor and the shower head was broken which made the water poor out of the side and agaist the wall.

Close to beach - but reception staffing hours far too short -
Reception is unstaffed in the evenings and on Sundays. I received an email telling me of the arrangements the evening before my day of travel. So although I received this ok, I believe that it should have been sent earlier - maybe a day earlier. Reception staff hours too restrictive. Since I worked in Sophia Antipolis during my stay, I only saw reception staff twice during my 5 night stay. Internet wifi did not work for me, although successful in other locations. Staff helpful, but in the end unsuccessful. Although room is smallish, basic cooking hob, kitchen sink and fridge was there and worked fine. Very close to the beach and most restaurants in Juan les Pins.
**Getting around** If you prefer not to hire a car, there are plenty of buses. Bus #1 stops nearby on the road that’s next to the beach and goes to Antibes and Sophia Antipolis. SNCF railway station is also within a short walk. This location is also reachable using the airport bus from Nice airport, so long as you don’t arrive too late in the evening.

Great locaton 50m to beach and has parking!
Get the back rooms as they are realy quiet and cheaper, as the front rooms with terrace just look at noisy sreet. Cool plcae nice people and 8 euro per day to park the renter was really worth it.
I had 3 friends stay for a few days so had family room for 4, the lounge bed was good and 2 singles in bedroom worked well. Kitchen is tiny but works.
