Good Value.
Ok we got a real cheap deal for our one night at the end of our Italy trip but we got good value. The rooms were clean and spacious, not far from the town. Breakfast was good. The service was excellent. And a really beautiful town. If you want someonewhere decent just to lay your head that’s good value this is a good choice. Basic but good.

Part of why we loved Perugia
The staff here was very helpful and friendly. We enjoyed our stay very much. The room was clean and spacious. In fact, we kept increasing our nights here because it was easy to get around by walking to town or taking the bus in. The last day, we had to leave early in the morning, and the night staff person was going to take us up to the bus stop with our bags to save us the walk up the hill stairs, but then actually took us all the way down to the train station. We would definitely recommend this to someone else. They served a very nice breakfast daily, too.
Take all the "supplies" you need for the train station WC as it was the least equipped train station bathroom of any we tried.

Cannot recommend this hotel
Stayed in this hotel as it had decent enough recommendations from other travelers, but our visit was ruined by the inflexible, overbearing attitude of the management who clearly wanted to take ever last euro they could from their guests. Beware!
Do visit Assisi which is within easy reach, but also make time to go to Siena, which is a delightful city.
