"Plain, clean, good value"
I have a lot of hotel experience and so often in an "value" hotel you put up with old, moldy, smelly, broken. Happily that was not so here at all. It is a plain no-frills but pleasant hotel. My room was clean, the bathroom was clean. There was nice hot water. I asked for a non-smoking room, and got a non-smoking room. It didn't smell at all. The heat worked well. It made some slight noise, but I have yet to come across a silent hotel heater. Probably not planned, but the heater blew towards a clothes rack, which was nice because it dried my coat. (I stayed there during Blizzard Charlotte). The room had a microwave, good sized fridge, TV, and everything was clean and worked. I was really really happy with the room.
As I said I was there only 1 night during a Blizzard, and left early in the morning so I didn't see much of the rest of the place. So my 4 rating on condition and upkeep is only based on what I saw, being the lobby and my room. Also, my first impression was "typical value hotel" because the canopy over the lobby entrance was half ripped off, you have to buzz to get into the locked lobby, there are cameras, and the desk clerk is behind a glass panel like a rest stop convenience store would have. Been to those before. I didn't understand why, because the neighborhood didn't look rough. Its pretty rural. There are a variety of food joints within a mile or so. The clerk was pleasant and responsive. I would stay there again if I needed to.
