We really liked the location - in Venice, a bit off the tourist track, and close to an airport water transportation stop and an easy walk from the train station. The hotel is well run, clean, and well appointed. Our room was attractive and clean. The breakfast was fine but not excellent, the coffee machines left a bit to be desired. The hotel is perhaps not quite a full four star in it's amenities but was perfect for us, especially at the reasonable price. The decor is oriental themed.
My partner and I stayed for 2 nights in room 203. There is no lift in this hotel so I wouldn't recommend it for my grandad but for us it was fine. The room was small but perfect for a short stay and we were out exploring most of the time. We had a narrow balcony with a canal view which was nice. We went in November and got woken up at 3am by a siren which I was later informed was the high tide/flooding alert. Probably not an issue for summer visits. Varied breakfast and my partner had delicious coffee. The restaurant under the hotel is amazing if slightly expensive but you get 20% off as a guest of the hotel. Very good service and free between courses appetisers. All in all our stay was perfect and although could imagine problems for elderly or disabled people was ideal for us in our mid twenties. Staff very friendly too. Happy to provide me with an adaptor which I forgot to pack. Very happy, venice is delightful.
We were so happy with our choice of this hotel. Choose a Deluxe room with a canal view. Charming, elegant, quaint, and so memorable! Excellent breakfast and atmosphere. Our room was like walking back in time. Very close to the main Venice attractions.
Great location... Don't get fooled by the outside apperencence. From the outside the hotel looks a bit scary and looks like y may have made a bad choice. The location is very us close to everything

Rosa (owner) was most welcoming and went the extra mile to make our 3(1 & 2) nights stay most enjoyable.
We were welcomed on both early morning occasions provided with coffee whilst our room was being made ready.
On our last day a Sunday, Rosa invited my wife and me to join her family and friends on a boat trip from the hotel to Sant'Erasamo & Burano.

We got off our train and the hotel is right across from train station. Booked a regular room and got a mini suite, 20' x 17', pleasant surprise. Hotel staff helpful and efficient in booking tours of Uffizi and Academia. We planned to take the train to go to Siena on our own but found out that morning the trains and buses were on strike for one day. Spur of the moment changed our plans and hopped on a local "Walkabout" bus tour right across from train station and hotel. 12 hour tour visited Siena, Chianti Hills with wine tasting and lunch, San Gimignano and Pisa, good value at 90 Euro per person. Went to Santa Maria Novella Basilica near the hotel for Sunday mass for an Italian religious experience and the Archbishop of Florence was there, another good surprise. This was our first visit to Florence and spent most of our four days there hoping from museums to churches. Recommend that if you only have a few days there, select just a few museums and churches to tour and allow enough time to leisurely and aimlessly stroll along the narrow side streets and take in the charm, sit down and people watch and check out the architecture around you. Mid October is a great time to visit, less tourists and no need to buy Firenze Pass, just book through hotel staff.
