I stayed two nights at this 'business' no-frills hotel. Having sent my suitcase ahead, it was already in my room when I checked in. My room was spotless and comfortable. The bed was 'hard to quite hard' (which I enjoyed), and the disposable amenities were basic but adequate (toothbrush and toothpaste), hair brush, sponge. The cotton sleeping shirt was comfortable, and the breakfast was from a choice from 4 'western' and 4 'Japanese' set menus which included a 'Drinks Bar'-an all you can drink station of hot and cold teas, coffees, soft drinks and fruit juices at Jonathan's- a family restaurant adjacent to the hotel. The sliding glass door and balcony means you can actually stand outside overlooking a tiny park and so it didnt feel claustrophobic staying in a busy metropolis. Shibuya station (at least the New South Exit) is only a couple of minutes away and once you're orientated, it's not too difficult to navigate. I'd stay again, and would consider all the Tokyu Stay, or Tokyu group hotels based on my experience.
I didn't stay much around, but the hotel was lovely. Clean, very comfortable and with character.
It's at a stonethrow from bustling Shinjuku and yet it is in a quiet area surrounded by nice small alleys with plenty of eating options around.
Transport-wise is ideal since it's very close to a subway line that brings you either into shinjuku (if you don't walk 10 minutes, that is) where you can take all sorts of transportations means, including the Narita Express and the Yamanote line. So, all in all, ticks all the boxes.

It was our 25th Wedding Anniversary and at reception the staff member upgraded us to a magnificent suite for our 2 night stay (without me asking). UNBELIEVABLE !
Location, staff, amenities and just about everything was perfect. An easy one to rate at 10/10 for us. They have a courtesy bus to drop you off at 2 different close by stations : terrific. You should experience what a really nice Sheraton is like : it costs a few dollars but you won't regret it : this is a highly recommended by us. Happy travelling everyone
It's a 5 min walk to the nearest subway station (Nezu station). Tried to use Google to get the cheapest fare compared to taking the nearest JR train station (which is Ueno station) - very effective and accurate. The hotel is clean and has enough cooking facilities (has 5 cooking ranges, 3 microwave units, 2 bread toasters, 2 rice cookers, kettles, coffee maker, BBQ grills, 2 big fridges, and everything else you need in cooking. Daily housekeeping is a plus factor. They provide bath towels, hand towels, toothbrush and paste, hair dryer, cotton buds and cotton pad for makeup removal. Free use of washing machine and dryer. You can get a laundry powder at the reception for JPY200. Rental bike to move around is also available. Great lounge area to relax and socialize. The only setback is that there is no elevator. Toilets and bathrooms are enough, no queuing. They have a café, which is also handy. Nearby stores and supermarket are available. A 24H Yoshinoya is around the corner.
At a good price the location was convenient and the facilities were easy to access and in great condition.
I was very happy to forgo hotel style services and save money.
The managers also had perfect English (my Japanese is poor) and are happy to communicate by email.
When I go to Japan, I need to control my costs but also have a decent sized space and services. Japanese business hotels are low priced, but the rooms are too small. Kitano Arms has rates comparable to buiness hotels but with larger rooms and local laundry facilities. This is where I will stay from now on when I go to Tokyo.

Close to Ginza and Tsukiji market, close to subway. Overall, great location, friendly staff and very clean and comfortable bed. Although the room was small, it contains all necessity and nicely organized.
