Room is clean bed was really comfy. The breakfast was the best. The staff were all really friendly and polite and very helpful.

Pros: The swimming pool, jacuzzi and seating area around it and in the little garden outside.
Cons: Bathroom needs updating. There needs to be some signs around the building for the extra spaces in the car park and speed bumps plus Exit Road.
Location: Good to be near Ipswich and the A12/A14 intersection. Handy for the coast and pretty villages in Suffolk.
Had a quick 2 night visit to relatives and were glad of the pool, jacuzzi and outside space as it was hot weather. Very bumpy driveway with unmarked speed bumps didn't help the welcome, nor did a full car park. Went to ask at Reception but no one around even though the phone was ringing. Eventually some guests explained that the car park continued along the road ( no signs) and we checked in. We were told that breakfast was £11.95 each (no info on website) so we went out for breakfast as I don't eat that much! We'd booked a twin room at the last minute and found it was for the disabled - not a problem but the red emergency chords everywhere reminded me of my Mum's Care Home. The bathroom was shabby as the 'gold' fittings had deteriorated but it was clean. The bedding and towels were good quality. The main doorknob came off in my hand and the whole fitting came out, leaving a gaping hole in the door. Thankfully it was fixed by the time we came back. The saving grace was the swimming pool so we'd come back again for that!!

Pros: We liked the food, the swimming pool and the gym.
Cons: A posher type of music in the restaurant would be more suitable for a four star hotel. The coffee in the restaurant was not as good as elsewhere.
Location: Lovely
The kitchen staff tried very hard to accommodate my dietary requirements and on the whole we were very pleased. Very good value for money.

Rooms need a clean & update

Pros: Nice swimming area, but no baby changing area.
Cons: Needs a good update,
I'm 26 years old and never complain, but in this case... our room was so disappointing. The room wasn't worth what we paid, very dated and dirty. I had to keep my shoes on when walking around on the carpet. The whole room needed a good hoover especially the corners of the floor and curtains. I didn't want to pull the curtains across incase some fell out! The bath panel needed replacing as the paint had clipped away. They don't supply many bathroom soaps so take your own, especially if you want to wash your hair. There is also no hairdryer. The phones in the room didn't work so we had to order room service off of our mobiles, the cups for tea & coffee in the room were stained, so i washed them before use. I would stay again

Pros: The spa area and the lovely bar staff very friendly
Cons: Front of house staff to be more helpful and look happy.
Have stayed in this hotel many times and have always had a fantastic stay. However, I paid extra for a superior double and the room was worse than a standard. Very pokey and no window in the bed area. To be honest it was worse than the standard doubles we have stayed in before. I called the reception as to be told no more rooms available. Which I understand, but she could of at least charged the standard double rate instead.

Unfortunately they were in the process of sanding the wooden floors which meant it was dusty, smelly, noisy and the bar shut early. The bed was extremely uncomfortable. The bar meal I had was really nice but the week before it had been so so, this must be dependant on who is working. Pool, gym and gardens were really nice. Staff were friendly.

Very slow wifi, unable to actually do any work. Old dirty used room service tray left in room from previous occupant. Non-working iron but working one brought to room. Nice breakfast, reasonable self service choice. Nice pool and adequate gym but with old, torn equipment. Room/bed was comfortable but could do with a decor refresh. Wouldn't stay again despite pool and spa as slow wifi and can't shift my thoughts from the dirty tray left in the room.

2 day break Hubbys 60th found this hotel value for money for what we paid clean and friendly staff loved The oldy worldly feel if it loads of history breakfast was well presented and spa facilities marvellous,would recommend it!
