The common areas were spectacular--lounge, garden, views from restaurant are not done justice by their photos. This is one of the most beautifully designed, massive property that I've ever seen of a hotel, especially in Italy. Beginning with the walkway from the entrance to gardens in the back, it is breathtaking.
However, our room itself--a Sea View room located on the 5th floor--left a lot to be desired: it's floors were filthy (our socks turned black the first night we were there), the walls are scruffed and need to be repainted, the airconditioning was extremely low, the sheet and one of the pillows were dirty, with lipstick on the pillow, and there were gnats and mosquitos in the room. If as much effort were put into the room as was put into the common areas, it would earn it's 4 stars.
Additionally, the front desk was not able to arrange either a taxi for us to go to the airport, or a dinner reservation at our restaurant of choice. Perhaps this was due to the volume of tourists in the area at the beginning of June, but nevertheless made our stay at Conca Park all the more disappointing.
