In attic conversion and although spacious the beds were too close.
I paid for sole occupancy so it was alright for one person, we had considered staying for a second night but decided not to as location, price, lack of bath and gluten free options.
The staff were friendly and helpful. The food was excellent and the ambience comfortable and welcoming. The public lounge was very relaxing with big comfy chairs and a good menu including cocktails. The dining room was based in what was probably originally the town assembly room (hotel was built in 1808). The food was extremely good and the staff professional and charming.
Our room was in the original part of the hotel and was charming with a huge bed and a bay window. The shower was hot and powerful. Towels were good and the room was clean. Only problems were a lack of air conditioning ( probably not usually needed in the Scottish Borders) which meant we had to open the window with resulting traffic noise and the lack of a lift which meant carrying luggage up the stairs.
I would certainly recommend this hotel and would stay there again. We really liked Peebles and found everyone there was friendly and happy to have a chat. The hotel was in the main street and handy for everything.

Arrived early but this was not a problem. Room was ready, clean and tidy - comfortable. short walk into town and to the river. Good breakfast - Graham was happy to cook to meet our early starts! Recommended the Cobblers Inn for good food. We found it was excellent and the staff were friendly - went there twice during our 3 night stay.
My wife and i hadn't staryed at this hotel for a few years. The last time we were there we thought it looked a little tired. The owners have clearly spent some serious money refurbishing it and it was very swish. The staff were very efficient and the evening meal was of a very high standard with excellent unobtrusive service. The menu is vey fairly priced and offers a wide range of choice. Breatfast was very relaxed and the "Full Scottish" will sort most people out for the day! In terms of room we had a 4 poster room which was spacious and comfortable. My only slight criticism is that is had potential to be a bit stuffy as. I could not open any of the windows in the room itself. However that is but a mere trifle-we will definately be coming back and. I will bring some friends and golf clubs next time! Finally I suspect that this is a hotel which is probably better for couples and older children than young families although it is well placed as a base for attractions in the. South of Scotland.

Lovely friendly bed and breakfast of a very high standard. We just had a quick overnight when visiting friends but would be a great base for a walking/cycling holiday in the borders. Run by a really nice hardworking couple. Would thoroughly recommend.
A nice clean hotel with friendly helpful staff. We used the spa facility which was very nice. Food in the resturant was lovely and service very good. Only comment in the negative would be that as it was a very old building the floor boards were very squeaky in all rooms. This was annoying when people walked around early morning.
