The hotel was very nice and conveniently located in the town so that guests can walk to all the towns attractions. The room was small but comfortable and well equipped and the staff were very helpful.The hotel has a large free parking area at the back which is a plus in a town that has few places to park.

I am glad i did not listen to the overly cruel review of some people.
it was not the cleanest hotel i've been to, nor was it posh, but at the price of less than 50 pounds on a weekend to sleep over for 4 it certainly is an unbeatable value. it would cost almost the same to stay over in a tent by the seaside - that is if you're lucky enough to get some available pitches - and this place definitely beats sleeping in a tent. you get your own kitchenette. everything around was possibly the cheapest you can find - but it's not necessarily a bad thing - cause you get to pay less for the hotel.
FREE parking and the sea is just a stone-throw away.
Special occasion in this place is a definite - NO NO!!!!
but for a cheap weekend getaway or even maybe a week's getaway - i would come back :)

Although the sat nav takes you up side roads stay on the main rye hill and it's on left going up. The car park is ample, upon entering the hotel /inn we were greeted after a few moments by courteous friendly staff. The booking in process took a couple of minutes, was very well organised and we were shown to our boutique themed room. We had the Parisian which was delightful. The bedroom was very nice there was a seperatd room to relax in so you needn't sit on the bed like so many places.
There was a TV in each of the rooms which was excellent with the World Cup clashing with the soaps.
The shower was a joy. So much so that I had 4 in my one night stay.
Dinner was absolutely delicious. I had the wild boar pâté for starters followed by lamb shank which fell off the bone.
Very reasonably priced too.
After a very comfortable nights sleep breakfast was fit for a King. Fruit, cereals, full English, yoghurt and gallons of tea coffee and orange juice.
I will definitely be returning and may try one of the other themed rooms. The chambermaid kindly showed us a couple more and the champagne suite looked even better.
FULLY RECOMMEND THIS DELIGHTFUL PLACE.

This hotel were for my cousins who were visiting from Australia. They had a wonderful time as the hotel was central to all of the amenities Rye has to offer. Food and service were excellent and the bed was to die for (their expression). They were given keys which enabled them to come and go as they wish and meant there would be no problem if they returned late in the evening.

Immaculately furnished rooms, in a lovely farm setting. Karen, the host, is most welcoming and nothing is too much trouble (she also makes a smashing fry-up of a morning). The location of the farm is ideal for both Camber Sands (a short stroll) and Rye (a short'ish stroll). Many thanks for a wonderfully relaxing weekend break!! David + Alexan

Stayed for a weekend in March 2014. Met on our arrival by Pandora who turned out not only to be a throughly nice person but also a brilliant cook. She gave us tea and her banana cake upon arrival which turned out to be typical of her "can't do enough" attitude - later she called nearby restaurants to make reservations for us. There are only two rooms, so you'll always have a personal treatment, our room, the double one, was clean and comfortable with top quality toiletries in the en-suite bathroom. The house is on a main road but noise is not an issue. She has two dogs which may be a problem for some, but they are very friendly and didn't bark in the night. All-in-all would throughly recommend and would consider returning again.
