Pros: Young Staff very attentive. Plenty of car parking space
Location: Ideal location and enjoyed our visit to The Barnsdale Gardens, literally just down the road
Easy to find Hotel with ample parking. Attentive staff, with requests met. Enjoyed my gluten free bread roll at breakfast time. Superb breakfast.

Pros: Everything.
Cons: The only criticism was the fried egg at breakfast - it had been pre-cooked and left around for a while before serving. Everything else was perfect.
Location: Walks, cycle hire, birdwatching, nature on your doorstep. Quaint villages, good pubs with good food, thatched cottages and old churches.
This hotel is ideally placed for a visit to Rutland Water, The hotel itself is clean and comfortable. The room was of a reasonable size and well appointed with access to bathrobes, slippers, etc if required (just ask at reception). I forgot my toothpaste but they provided me with an emergency dental pack (at no cost) to keep me going until I got my own the next day. The food is good. But it is the staff that raise this hotel above the average. Nothing was too much trouble and they all had a genuine smile on their face when greeting and serving you. I wouldn't hesitate to return.

Very decent guesthouse in Ambleside

We stayed for 2 nights. The guesthouse is easy to find, on the road into Ambleside from the south, opposite a large garden centre. It's an old house, of course, as they all are in Ambleside, but it's spotlessly clean and Richard is very friendly. The breakfasts are excellent. There is not a huge amount of parking but there is on-street parking nearby.

Pros: Setting, Courtyard, menu choice.
Cons: Restaurant food. Breakfast especially.
Location: Rutland Water and Barnsdale garden nearby both worth a visit.
Staff very welcoming. Room nice but dated, some extensions used rather than sufficient sockets. Good shower but inadequate bathroom ventilation. Food OK but service very average, not good considering pricing.

The hotel & restaurant were lovely fantastic seating area outside. Room was great, shower fantastic. All the staff were helpful, delightful barman. Was a lovely place to stay

The hotel was lovely and clean, the rooms spacious and well appointed, disabled access good. The location and views were great and the courtyard a lovely place to enjoy a drink. The staff were friendly and helpful, absolutely no negatives at all.

Very quaint in a lovely position

Pros: Very tasteful furnishings in public areas in keeping with the age of the hotel. Wi fi in rooms. Lovely setting.
Cons: Furnishings in bedrooms. Rushed breakfasts.
Location: Rutland Water very near. Oakham is worth a visit as is Melton Mowbray.
We stayed at Barnsdale Lodge as it was fairly convenient for visiting a friend in Melton Mowbray hospital and wanted to look around Oakham. Our first impression of the hotel was good, with beautiful gardens - very authentic. Checking in o.k. Room quite disappointing - perhaps we were put in a room for one night guests. Bathroom fine but didn't like the curtain with a few coat hangers behind which stood for a wardrobe. Also bed was uncomfortable and quite small which was made worse by having an actual blanket included in the bedding (in 2014?) View of the lovely courtyard though was nice. Breakfast was just about o.k. but not worth £12.95 by any means. The young waitress brought our cooked breakfast to us before we had finished our very nice granola which we had to finish by holding the bowl!
