The hotel is nice and clean amazing location in the city centre however the room has no air conditioning so when warm you need the windows open and the road noise is loud and you can hear the night clubs kicking out. However there was free ear plugs to use. Overall the stay was good and the staff were nice and helpful I would stay again and I would recommend.
I arrived via Cunard cruise ship in Southampton. I thought this guest house was only a few miles from Southampton, but the taxi was 20 GBP. And it took longer than I thought to get there.
It is truly a guest house, not a hotel. There are steep stairs and no lift. Not the owner's fault, but I had to have help with my luggage.
Breakfast is served until 8:45 am. I was late, so I do not know how the food is.
I picked the hotel because it was centrally located for my trips to Portsmouth and Southampton. It had plenty of parking to the rear although this wasn't particularly clear in the advertising. The service and food were excellent throughout my stay.

The hotel is fine, the reception staff very helpful, no breakfast though and parking in a very busy street. I was lucky I found a space to park. My main problem, and not the hotel fault, was that I was going to Gosport, used the postcode to find a hotel and I was told this was 0.35 mi (or so) from the place I was going to. Well, yes, it is, as the crow flies. In the event I had to drive 30 miles there and back which did not please me at all!!
Everything you need for one night, restaurant decent, room clean, bed comfortable, room decor getting a bit tired, bathroom showing signs of age but nothing unacceptable for one night... Wifi throughout the hotel via cloud.....
