“Kalyan”
Very old & not maintained at all...the only plus is it's location.

Nothing too scary...but I would splurge for a nicer place next time.
“Seaview was AMAZING”
Get the seaview! We booked a seaview room and were upgraded to a larger room upon arrival (we were honeymooning). The balcony (in our case a terrace - it was huge) was spectacular with a perfect view of the Mediterranean right across the street. The hotel was clean, staff were helpful (Olivier at the front desk was especially helpful) and the location and view were unbeatable. Would not go back without the view.
“Avoid this hotel”
OK, here is the scoop: It's a low budget hotel with tours from around the world. It is in serious need of a major make-over. I took pictures of two men handing outside my room plastering a gap of about 5 feet. Hairs in sink... one very long..when I arrived. One staff member, when I told her I would have to write to Expedia and tell them the room was below standard, said: "Do as you like" with not one sense of feeling that she should try to deal with the room that was below standard. Rooms are not well sound-proofed. In other words you can hear every word next door. On the good side is the location. Great location on the beach within 10 minutes to everything. I love writing great reviews, but the Le Royal will not be one of them.
“Location, Location, Location!”
Beautiful hotel set in prime position with wonderful views of the bay of Nice overlooking the Promenade Anglaise. The extra money for a sea view balcony room was well worth it. The surrounding area had many interesting shops, reasonably priced restaurants and parks. The port and old town were within walking distance on a pleasant route. The staff at the hotel were all very helpful and friendly, especially Oliver who delighted in giving excellent advice and service. We enjoyed spending time socialising around the hotel but were disappointed that the terrace bar closed rather early at 10.30pm, but that was only a slight down side to what was a lovely stay. We look forward to a return visit and wish them good luck in their room refurbishment programme.
“Outdated Rooms”
From the outside, this looks like a very nice hotel and it is in a good location. It is directly across from the promenade / beach and a short walk to Old Town. The staff was also courteous and helpful. The room was large. However, the carpet in the room and tile in the bathroom looked like they were at least 20 years old. The shower leaked and there was a drain in the bathroom that was clogged. Thus, every time we took a shower, the bathroom flooded.
“Charming hotel in good location”
Good location to walking area and directly across from beach. Reasonable rates and friendly staff. Rooms were average, but if mission is to spend as much time in the Nice night and just use the room for sleeping, they will do. Very neat little cafe on main level. Overall very pleased and felt was a good value.

First the positives: All the staff were very nice and helpful. Always 2 people at front desk and a conceirge during the day. Linens, towels and bedding very clean. Bathroom cleaned well daily. Modern toilet, and sink, good water pressure and heat in the shower. Perfect location. Easy acess on shuttle from airport. The noteable: Not old and charming once you leave the lobby, just old - drop ceilings in the hallways for instance. No charm past the lobby. The unacceptable: we had plastic sheets on our beds! In all the years I have traveled I have NEVER had plastic sheets on a bed. The pillows were as good as nonexistant. I kept meaning to buy a new one. Bedtime was unbearable, crinkle crinkle, and a pillow that is impossible to describe (kleenex in a tube sock is the best I can come up with). The bathroom had 4 tiles loose from the wall, and one spot where there was a couple inch hole, I kept waiting for something to crawl out (nothing did). I hated to use the bathroom, and the bed was a nightmare. I was so happy to leave.
“This Hotel is not "Nice"”
We arrived at 2:30 PM, 30 min early and was told our room was not ready and to come back in about an hour. We could not leave our bags and there was no parking available per the front desk. We returned about 4:00 PM so we could return our car by 5:00 PM deadline. We had to park in the street in front of the hotel to unload the baggage and there was no one to help get our bags from the car, nor to the room. After unloading the bags, I had to find a parking garage that was 2 blocks away. We had a souvenir break during the hurried unloading. The room was very plain and clammy. The air conditioner did not work well and never cooled down the room. The “city” view was overlooking a rusty tin roof that obstructed the view. We could only see from the third floor and above of the surrounding hotel. When we inquired about the swimming and scooter rental listed in the description, they could not assist us. The next morning we left as we arrived without any assistance with our bags either from our room or to the taxi. If this is a 3 star hotel, I have stayed in budget hotels in the states that would be a 4 or 5 star if this were the benchmark.
