Property was in a lovely countryside setting a short walk from Dunham Massey with a very good pub next door. The garden room was a comfortable ‘home from home’ and a relaxing space after countryside and National Trust property walks. Staff (particularly David) couldn’t do enough to help us enjoy the experience which we found absolutely first class. Breakfast was brilliant and we couldn’t ask any more from our stay at Ash Farm. Delicious breakfast
We struggled to find hotel with postcode, rang owners and they gave another along with directions. We received a warm greeting from David on arrival. Free parking on-site. Pub next door but stopped doing food when we arrived. A recommended Pub a few mins away was very nice . Bed very comfortable. Room quirky and guest rooms decorated for xmas. Breakfast was absolutely delicious and set us up for our flight. Would stay again when flying as a 10 min drive from airport.

Outstanding Lodging, convenient to MAN
We stayed here on our last night of a 2 week trip across The Lakes, Yorkshire, and Derbyshire. It seemed a bit out of the way but was conveniently very close to final stops along our itinerary, Arley Hall and Manchester airport. We were met by the lovely owner who kindly checked us in to a comfortable, clean 2nd floor room with 4 post bed - lovely! We didn't hit the nearby pub for food/beverages, but did randomly walk along the path across the footbridge over the creek and stumbled upon the most beautiful property, Dunham Massey! Wonderfully scenic park with loads of deer, swans, and geese. We slept well and had an easy commute to the airport for our return flight. We will certainly be back, Highly recommended!

The hosts met us on arrival and were very friendly and went through how everything worked. Host recommended local pub next door and food and service was excellent. Will definitely be coming back.

Warm welcome and delicious breakfast. Beautiful comfortable room even complimentary Sherry on arrival. Very good value. Great pub next door for evening meal.

Old world charm
Not easy to find using post code, which includes mill across river. Very attractive old property and gardens, outbuildings and pub. Hosts and their chef very pleasant and, best of all, superb breakfast.

Our stay at Ash Farm Country Guest house was very enjoyable. The accommodation, cleanliness, hospitality and food were all excellent, especially the full vegetarian breakfast - fantastic.

Just a brief visit. The breakfasts were huge (glad I picked the medium sausage) and great value for money. Room quiet and comfortable. Availability of Fire TV stick a bonus.

Fabulous place to stay with pub next door.
Everything was perfect from start to finish. Loved the decanter of sherry in our room. Nothing was too much trouble for Christian our host. The Swan with Two Nicks was also excellent. We were meeting friends. Superb food and drink. Lovely area with the canal nearby, a mill and National Trust property. 100% recommend and would return in a heartbeat.

The bathroom was filthy, shower terrible either burning hot water or freezing cold and shower base was disgusting as was the rest of the bathroom. Lots of hair on the bed sheets and although dressing gowns provided, one was like cardboard and unwearable. The worst part was the extremely cold welcome by the owner, we were made to feel incredibly awkward and like we had gate crashed somebody’s house! Thankfully we were in a room outside of the main property! Out of the way! We were charged an extra £30 for breakfast which was unexpected as I’d booked b&b for my husband and I. We checked in at 6pm and were misinformed about the pub next door, the swan with two nicks by the owner of the hotel. Fortunately I grew up in hale so know the pub and Dunham very well and the pub was fabulous. The morning hospitality was equally terrible, we felt rushed, not relaxed at all and the owner kept hovering over us and took my husband’s plate away before he’d finished eating and I was still chewing my food when my plate was swiped… it felt as though they could not wait to get rid of us both. Very uncomfortable and unprofessional! We are a middle aged couple who were visiting my very elderly parents and we were made to feel very lower class citizens which we aren’t, we are extremely polite and we enjoy people, this was a very unpleasant experience and we will definitely not return.

Beautiful B and B
The decor was dreamy and the setting idyllic. Being able to walk to Dunham Massey was great. Welcoming owners and a great stay to be in close quarters of Manc. The only downsides were we didn’t like the pillows and we can’t get over the price of breakfast at £15 a head for eggs and toast with tea! We would not have ordered had the price been displayed!

We stayed on a room only basis. The room was excellent with a four poster bed which was comfy. It is a converted farmhouse owned by the national trust that is over 200 years old with many original features including creaky floors. The pub at the bottom of the drive was an added bonus. The food and beer were both excellent.

A warm welcome and little extra treats in the room. The Garden Room is compact but very cosy and has a lovely open view of the garden. A quiet location with pleasant walks direct from the property. A bonus to be able to have a meal nextdoor at The Swan with Two Nicks.

Worth going way out of your way for!
Lovely old farmhouse style guest house with outstanding touches to make you feel at home and a few to make it really memorable (a decanter of port with a couple of glasses in our rooms). Don't skimp on breakfast - the dy-cured bacon and sausages from a local butcher were excellent.

Sweet boutique experience so close to the airport.
We booked in when our airport hotel canceled on us at the last minute. It was so cute and charming! After a week of staying at different hotels to visit family, this was not just the most charming, but the only one that was clean enough that I was happy. It’s in a great spot for walks, and is so quiet and peaceful. Can’t wait to go back and spend more time! And the owners seem pretty great as well.

The owners were very welcoming and made sure that we were comfortable in our room and during our stay. The bed was very comfortable and we slept well in a quiet and idyllic location. The breakfast was the best I have had in any B&B or hotel. When we need to stay in the area again, this will be our first choice.

Although many places are rated 5 star, this is really a true 5 star experience. This is the most friendly and welcoming guest house we have stayed in. The room was clean, decor of a high standard and the breakfast was truly outstanding. We will definitely be staying here again when in the area.

Best B&B in the area!
This is such a great place to stay. The owner makes you feel like you're visiting his family and does what he can to make you feel like a true guest to his house. I've never felt so welcome as I have staying here. The breakfasts are delicious, and there are many options to choose from, with many of the ingredients sourced locally. I have yet to have one I didn't like, and I've tried nearly all of them! The pub next door (unrelated to the B&B) has a local friendly atmosphere and provides higher quality pub food making it a nice option in the evenings.
