“Good overall”
A good location, central with easy access to transport. The stroll down to the centre of town is also lovely. The hotel was very clean and the breakfast on offer was full and to all tastes. It was somewhat shambolic - perhaps to be expected when everybody was there at once and space was limited. The room I had could do with an update and a lick of paint. I had one at the back which was dark although the ones at the front are lighter but are on the busy road - you can't have everything! For all that, I would recommend it. Staff were helpful but not pushy the sheets were changed daily and the bathroom, though small was very clean.
“Good location”
This hotel looks as though it is half way through a transition. The room interior was like going back in time although the shower facilities were modern. The sofa bed was dated but comfortable. The location of the hotel was good for easy access to a few Metro stations and getting the centre of Lisbon.

“Great Location Bad Service.”
I stayed there on 9/8/11 for 3 nights. Location::the hotel is easily accessible from the airport via Bus 91 (1) or 427, it only cost about 3.50 euros. The bus drops you off right in front of the hotel (look on the back of the subway map you'll find a list of hotels and which bus that goes there. Hotel Eduardo is off the Marques Pombal stop.) The hotel is really far away from the main areas such as Belem tower, Jeronimos Monastery or Castle of St. George, although you can take the bus or the train to get to these places. Service: The service they provide at this hotel is next to nothing.I am a younger guy I dont really look for much when it comes to service, all i need is a clean room, good location and for people at the front desk to be somewhat helpful. Well the room wasnt all that bad, really stuffy and uncomfortable.The front desk people was not helpful at all, specially the gentleman who works during the day (7am-3pm), you will be lucky to make eye contact with this guy. When you go to the front desk to ask for anything is like they are telling you to get out of their faces because they really dont try to help. Breakfast:: on the other hand, the restaurant staff is much friendlier and helpful.Breakfast there is amazing, its really good food and get to have a nice view of the city from the 10th floor. Surroundings:There is a mall near by, and a supermarket (Corte de Igles). This place is an ok place, it could be better if they work on their service. DO NOT STAY THERE
“Old but very handy to transport etc”
There was always someone available who spoke english and who was ready to help. I walked from the old town in less than 20 min, so I consider it close without being noisy. The interior was showing its age, but it was good for the price.
“Great place if needing updating”
Eduardo VII used to be a top Lisbon hotel and in many ways it still shows- service is very good, view from restaurant over Lisbon is fantastic, rooms are quite large and comfortable. The location is fantastic, right in the center of Lisbon. Unfortunately it has been run down a bit and could really do with modernization- especially double glazing would be useful. You can get the Aerobus or city bus almost to the front door from the airport.
“Time for an upgrade”
I'm afraid it didn't match the Florida (other side of the Marques de Pombal) where we stayed on our last visit to Lisbon. Pros and cons: Breakfast was good in the Varanda restaurant as was the evening meal we had. What's more the prices were lower than we expected in a 3* hotel. Sadly the other points were poor. The decor is dark and very tired (original Edwardian perhaps?). Our room was disappointingly small and the tiny and inconveniently shaped bathroom had a nasty smell of sewage apparently though the bidet. Fixtures and fittings are outdated and redecoration is required. The compimentary tea and coffee had to be ordered initially, then reclaimed the following night and when the kettle was left in our room it was not restocked. Housekeeping staff seemed willing but they were not efficient to begin with. We did enjoy our few days but we have stayed in much better (but not notably more expensive) hotels all around Europe and across the Atlantic. The owners need to reinvest in the fabric. Edward VII may have been dead for over 100 years but this hotel shouldn't try to echo that.
“Excellent Value”
Excellent hotel with briliiant location, only 10 euros for cab from airport and 20 minute walk from main shopping and restaurant/bar area of city. Breakfast was included and was plentiful and kept away the hunger pains for a fair few hours although quality of food could have been better but for the price very good. Also worth noting that 2 minute walk down to square from hotel is the main stop for sighseeing bus tours which we used to get our bearings of city and also used as an alternative metro as buses are hop on, hop off. Staff professional rather than friendly. Overall hotel was excellent value and have no problems recommending it.

Come on, what do you expect from a well placed budget hotel. My wife and I have just spent 4 great days and nights in this wonderful city and stayed at the Eduardo VII. Yes, the rooms are small, the décor is tired, but the beds were comfortable, the staff were smart and polite, and always helpful. This started when the porter first greeted us when he saw us approaching the hotel with our suitcases, until the time we left and paid our bill. Don't listen to fat Americans who expect the Ritz whilst only wanting to pay Travelodge prices. These are the good points-: VERY reasonable price, I booked through Expedia but all the web prices were the same. Rooms cleaned each day, including towel changes. Prices include breakfast, which contrary to other contributors was plentiful, hot, and set in very pleasant surroundings, it was self service, and included hot scrambled eggs, small sausages, or bacon, cereal, toast with any topping (Honey, butter, jam etc.), fruit juices, yoghurt’s, croissants, coffee/tea/chocolate with hot milk, and plenty of fresh fruit, there was no limit as to how many visits you made to the serving area. The only bad points as mentioned were that the place could do with a lick of paint, and the rooms are quite small. There is a fridge, with a mini-bar, but buy your own wine/beer and keep it in the fridge to chill. There are flat screen TV's in each room with 40 channels, many of them in English.
