I would definitely come back, only drawback is in the early morning you can hear every single word I employees talk starting around 5am; I’m an early riser so this doesn’t bother me but I’m sure it wakes up a few guests. As a said I will come back because it’s a good hotel to stay at, crew is amazing very courteous and always ready to help.

This is my fourth time staying at this property on my travels to Peru. I love staying at this hotel. The staff is awesome.

The hotel is very well located, the staff is very friendly. The breakfast is so good. The door seals filter the light from outside the passageway, and the same thing happens with the window and curtains. To be fair, I'm sure that other guests won't be bothered by this; I just need a very dark room to sleep.

Friendly staff, loved the 8th floor waiter as he was always very welcoming during breakfast. The rooms are on the smaller side but comfortable and you get everything you need for a few days in Lima. Location is the best! So much to do around and extremely safe at all times

Conveniently located, super clean, very comfortable rooms and beds, hot water with great pressure, staff that goes above and beyond, excellent breakfast…the only thing not to love is the noise from outside. I’m not sure which of the rooms are soundproofed, but certainly not ours (605, side alley facing). Bolivar is a busy street with several bars and restaurants on either side of the hotel, so the single pane sliding windows just do not cut it. Probably the rooms that face in toward the building are ok, but unless you get one that’s been outfitted with more modern windows, you’ll hear everything from the street. It’s a shame because everything else about this hotel is amazing, but I’ll be going to the location on Alcanfores next time.

Amazing staff, good breakfast. Comfortable rooms, very clean and plenty of meeting room. Provided bottled water daily. With ocean and restaurant walks. Incredible location! Felt completely safe staying there!

This hotel has it all in my book. Location, facilities, price, a great breakfast, but most importantly a muy excelente staff! Capable, kind, and helpful. This is my third time to stay here, and I was not disappointed.

Oh, everything at the hotel was amazing. We had a great stay. The staff and workers and everybody was fit was fantastic very courteous and we enjoyed herself and we’re going back.

this hotel outside and lobby are very good, but the room so bad, bathroom lock lose, hair dryer not working, bad smell bathroom, front door lock no power because run out battery, but all the staff are so friendly and nice

Lovely room and amenities. I love that you provide free water bottles in the rooms. My only issue was the bathroom door didn’t open very wide as the toilet was behind it…..and the toilet wouldn’t stop running when you flushed it. I had to take off the tank lid and fix the buoy every time. I have no doubt it will be corrected. I recommend this hotel

We loved our stay at Tierra Viva. The staff were nice and helpful, the area was clean and full of restaurants to try which were really tasty. They include a breakfast which was good. Sheets on the bed were so soft and comfortable. It was our most favorite stay while traveling around Peru, and we were all over Peru (Arequipa, Puno, Cusco, etc).

This is the second time I have stayed at Tierra Viva Larco, and I thoroughly enjoyed it! The rooms are very well attended. The beds are comfortable and the bathrooms are clean and in good repair. The staff is gracious and helpful. As a traveler who does not speak Spanish fluently, it was helpful to have someone at the desk who spoke English. And of course, the breakfast there is excellent. In addition, the area around the hotel has many options and is iwithin walking distance of many restaurants and a number of attractions.

Overall, the room was excellent in a great location. The bed was comfortable. The room had Directv so plenty of channels to watch. Two complementary bottles of water every day. Buffet breakfast was good. Now for the bad. The walls are thin so you can hear the neighbors. The housekeeping blasted the radio at 7am when cheaning the other rooms. I had to complain so they didn’t do that the next day. Also, housekeeping opens all your windows and shades so you must remember to close them or else you will be woken up by noise and people outside can see into your room without you noticing. Also they charge 80 soles for airport pick up. Just use Uber for 47 soles. Also no outside guests allowed in your room.

This hotel was great! We stayed here two different times during our trip to Peru. Both of our rooms were very clean and spacious. It was very quiet and we had a great night's sleep. There is a nice rooftop bar next to the property. It is in a great location within Miraflores. The front desk staff were very kind and welcoming. The breakfast spread was great!

The rooms were very clean and it was a nice up to date place. The staff were very helpful with getting us a taxi and storing our luggage for the day until we left for our flight home. I highly recommend this place. Great location as well.

Not a bad room, but the bathroom and the window overlooking the street were below average. The window let in air and street noise. Overall an average experience. Staff were sweet and juices were all freshly squeezed.

Perfect budget friendly stay
It is an excellent budget hotel located in the heart of the city. Great ambience. Staffs are extremely helpful. Only con is the rooms are very small. So if someone wants to roam around the city. It's a perfect budget friendly stay.
