“Great compromise of price and location”

My priorities for choosing this hotel were price and location. The price was really hard to beat. The location is pretty good, about a ten minute walk from Kyoto train station, a few minutes less by bus. This is essentially a small house converted into a six or seven room guest house. The rooms are small, typical for Japanese home, and have tatami floors and futons. Having lived in Japan before I was very comfortable with the room arrangement. The staff speak almost no English, but are very kind and try hard to be helpful. They'll do your laundry for a very reasonable price. There are bus stops very close by -- the south-bound stop is almost right outside the guesthouse door. After a short bus ride back to Kyoto station it's very easy to transfer to any of the other city bus routes or even the Shinkansen bullet train to the rest of the country.

Getting there
To get to the hotel by bus walk out of the Kyoto train station main exit, go to bus platform A2 and catch either the #17 or #205 buses. The hotel is just a few stops from the station, on the right (east) side of Kawaramatchi Street, right across from a gas station on the left hand (west) side of the street. Signal the driver to exit the bus as soon as you reach Shosei-en Garden, on the left hand (west) side of the street surrounded by a tall brick wall, and just north of Nanajo Street and the gas station across from the guesthouse. Pay 220 Yen for the bus when you exit.

“Shortage of space”

The bedroom was small - I had expected that, but there was nowhere to put clothes other than three hooks on the wall or leave them in the suitcases on the floor. When the futon was unrolled, there really was no place even to stand because the suitcases were taking up all the available floor space. I had no problem with sleeping on the futon and even the notorious pillow was O.K., but the main drawback regarding sleeping was the noise from the traffic outside. Apart from the busy road the location was acceptable; close to Kyoto station, near subway and other stations and buses and walking distance to most of the main places of interest. Staff were friendly, if short of English, and there was free use of internet. The main reason for staying here is the price - a lot less than most hotels, but you only get what you pay for. Recommended for the budget minded traveller.

Area recommendations
The canal between the hotel and the river which ran north was better for cherry blossoms than the much-hyped "Philosophers Walk". Marayama Park and Hirano Shrine (in April) are good for evening events and Arashiyama is a pleasant area at any time.
When to go
Cherry Blossom time - from the end of March to late April - is magic.
Must see
Do book at the Imperial Household offices in the Imperial Palace park to visit the two Imperial villas. They are both free to visit and both worth the journey to see them (Katsura and Shugaku-in)

“Good for 2 nites max.”

This hotel, actually ryokan, is very clean and friendly and only 7 minutes walk from the station. The toilet and shower are common for all rooms. There is no tv or radio in the room, however there is free wifi with really good speed. You may end up in a room with no window (at least ours was like this). Since, this place is a ryokan you should not expect a bed. We slept on a relatively thin mattress with an awful pillow. However, there was a down comforter so that was used as a pillow. We were there only for the weekend and so it wasn't so bad sleeping o the floor. I wouldn't reccomend it for a longer stay. There is also a bicycle rental place down the street which rents bikes for 500 yen per day, which is actually really cheap.The most fun way to see Kyoto is on a bike!

“Cheap, clean.”

Japanese rooms have little comfort, but if you're aware of that on booking, this is an excellent choice. We slept better on these matrasses on the floor then on most western-style beds in other cheap hotels. We did have to get used to the smell in the room though: it smelled a bit funny, because our room didn't have a window. But that's no reason not to book this hotel, I will certainly book the same hotel again when I go back to Kyoto. Very friendly and helpfull hostess, clean rooms, good location near the JR station.

“very clean, lovely staff, and in a great location”

although a bit overpriced, the location of this hotel was just a few minutes walk from kyoto station, and near to other stations too which made it easy to get to the temples and other tourist attractions. the staff were extremely helpful and kind and the cleanliness of the hotel, especially the bathroom, was excellent. they also have a washing machine, free internet and a kitchen...which was very useful. i would definitely recommend this hotel to others.

“Not impressed for the price...”

We stayed for one night knowing it was going to be small but not THAT small for the price we were paying. Room size was a double size futon with approx 1 feet on each side. What I disliked most was the foul odour that was in our room...a strong smell of sewers. We weren't notified upon arrival that they could lend us an alarm clock to wake us up in the morning. The staff wasn't there when we noticed there was no clock in the room so we had to run around in stores to find one. Only found out later(too late, we had already bought a 1500 Y clock) that they had one for us at the front desk. Staff was very friendly though. Convenient location as it is an approx 10 minute walk to Kyoto station. Rooms and bathroom were clean. In my own opinion, OK place if it were cheaper. Most suitable for backpack style travellers.

“BJ Family House à KYOTO”

Cet établissement minuscule est très décevant. Les chambres ressemblent à des cellules, on touche les murs les bras tendus, une fois le futon étalé difficile de poser le bagage, impossible de rester dans la chambre si on y dort pas. A retenir éventuellement pour un dépannage d'une nuit. Beaucoup trop cher pour le service apporté.

“Gerne wieder, günstig, sauber und gute Lage”

Zimmer war sauber und ruhig. Gute Lage, nicht weit vom Hauptbahnhof. Unterkunft war selbst mit Hilfe eines Taxifahrers nicht leicht zu finden. Wegbeschreibung vom Bahnhof aus von expedia.de wäre hilfreich gewesen.

“Un ostello, non un hotel”

Avrei apprezzato di più se fosse stato venduto come ostello. Avevamo richiesto camera con bagno invece la toilette era di fronte alla camera e in condivisione con un'altra stanza. La doccia invece era situata all'ingresso dell'ostello di fianco alla reception con porta in vetro smerigliato! Praticamente, per andare dalla camera alla doccia dovevo prepararmi una sacca con tutto il necessario. La camera è sì in stile giapponese ma ne abbiamo provate altre decisamente migliori, mancava addirittura la finestra. Le scarpe vanno assolutamente lasciate alla reception. La signora è stata gentile e disponibile ma non posso definirlo un hotel.

Se volete davvero risparmiare consiglio un ostello, almeno sapete a cosa andate incontro. Se non cercate un ristorante elegante, non andate lungo la riva del fiume. Alla stazione trovate ottimi ristori!!!

“....L'OSPITALITA' E' LA PRIMA COSA .....”

consiglio questa piccola locanda a gestione familiare perche' sono stati davvero ospitali e gentili. abbiamo dormito nella camera in stile giapponese ed e' stata un'esperienza unica vale la pena provare, le camere sono piccole ma pulite e noi avevamo il bagno in camera ottima scelta per un a maggiore privacy. la padrona parla abbastanza inglese e mette a vostra disposizione gratuitamente internet in piu' trovate cucina comune e frigo. la posizione e' ottima circa 10 minuti a piedi alla stazione centrale di Kyoto e si trova facilmente. non ci sono limiti di orario per rientrare in camera la sera tardi.

il top per visitare kyoto e' stato prendere in affitto la bicicletta direttamente al bj family,l'affitto giornaliero costa pochissimo e kyoto e' davvero una cittadina che si presta ad essere visitata con la bici infatti tutti pedalano ed e' quasi tutta in pianura !!!
