Excellent staff! Cheap you get what you pay for I wasn't expecting much for the price so was not supprised, rooms need a major facelift but can't fault for the price I paid lovely views of the coast!

A much needed Rest...
Hotel is old but well presented. Floorboards squeaky through out. Especially in or on the floor above my bedroom..and a heavy person to boot..Great views. So happens the weather was perfect..i travelled solo met friends from Finland not seen for 25 years they visited their families Pleasant stay. I visited Crematorium where my Mother's ashes are spread in Grounds. So it was Emotional for me. I getting over Bowel cancer Have A Stoma ..Needed a lift near by. Not good on stairs...hotel were able to put me in to a single room next to lift...All staff Pleasant polite Helpful. ..

Aging, poor condition room. Bath had rust, floor uneven, bed ancient and sink in middle, matress and blanket?! Really past best by date. Damp ceiling. Just poor throughout.

we are sorry that our standards did not match your expectations. We offer a budget option and we were still less than half the price of the hotels having the standards you would have wished. None of those properties offer the view our guests enjoy from the window of their room

Really enjoyed our stay here, it is dated, the floorboards do creak but if you want 5 star then you have to pay for it,staff are very friendly, the breakfasts are amazing, the bedroom was clean as was the bedding which was important,we had a sea view with a shared balcony, there was a model railway exibition on in the leas cliff hall so out hotel was full, this did not impact on the service, very happy to have stayed here.the bathrooms would benift from a heated towel rail as it can be cold when you get out of the shower, I must admit the shower lacked power and wished I had taken a bath instead.

Nice place to stay
Hotel has lovely sea views if you have a front facing room, its very dated and matteresses do need replacing and coukd do with a fresh updated look and lick of paint, but it has a charm about it, receptionist very helpful and a great asset to front desk. Overall its a great place for a short stay and breakfast is very nice and served well especially the scrambled eggs, best o have ever tasted.

Lovely hotel
Beautiful hotel with beautiful sea views! Can't fault it at all really! We didn't want to leave! Would definitely come back again, just for the views, although we liked the lift too!! The staff were wonderful too, so friendly and welcoming and always happy to help!

A tired looking hotel but spotlessly clean and lots of painting going on. Breakfast was amazing with lots of choice and the staff were friendly and efficient. We had a lovely stay and wouldn’t hesitate in going back

Recommended cheap hotel.
Great customer service on arrival and during our break. Room clean and tidy everyday. Breakfast value for money. Recommend for a cheap break away. So happy with hotel that we booked for next year.

Excellent location in Folkestone. The room with balcony was great on the hottest night in uk. You get what you pay for and more. Coffee machine in the room is a nice touch definitely. Seaview is beautiful. Staff is very nice and friendly. Breakfast is ok for the price. We end up booking a second night because of the delayed trains and stayed in a double room without balcony for the second night. No balcony but the room was much bigger , located on the 3rd floor so even better seaview and much quieter. Over all was a excellent experience! Thank you all!

Very clean and cozy. Americans who are used to large bathrooms may find the tiny bathrooms somewhat challenging. However, having said this, the property is a very cool Victorian hotel on the beach with gorgeous views of the Channel.

Nice location
Definitely needs a referb in the bedrooms but it was generally clean, stayed in a single room with shower, with a lovely sea view, i was luck with parking and managed to park directly outside which is £3.00 all day i believe and the was paid easily at reception, By far the best part was the young lady on reception (Chloe i think) after a 5 hour drive it was nice to be greeted by smiley happy young lady who was really helpful, said hello / goodbye to every guest makes a big difference well done
