Decided to have a romantic weekend away and the hotel, staff and restaurant gave us the opera unity to relax and think of nothing else but each other, Excellent choice of meals and wonderful friendly service. Will return in the new year.

"Short break away"
We wanted somewhere special to celebrate our 42nd wedding anniversary. Hastings House certainly has the wow factor. Host was welcoming giving us coffee and biscuits on arrival while he showed is on a map all the local attractions, places we could eat, areas that were good for walking etc. Secure underground parking is available across the road for a minimal amount. Walking along the beach front into the city was between 10 and 20 minutes - a pleasant early morning stroll.

"Smarter than the average Business Hotel"
Very pleasant stay, the food was first class. Of course there's an excellent pool and gym. However it was already busy by 6.45am ! Not a complaint, but I was surprised how popular it is. Lovely Hotel room etc. Only complaint ? Had to ask for some granulated sugar for my weetabix ! So no complaints at all.

"Lovely guest house by the sea"
We stayed at Alexander's this week for the night as were visiting the Chapman Bros show at the Jerwood Gallery. The proprietors are closed between 1-3pm for check in but emailed me to tell me this. They kindly arranged to have a key popped in the key safe for us so we didn't have to wait around in the cold to drop our bags off in the room, before a day of art and sea. The room was lovely and spacious, very clean and had a wonderful view of the sea. Complete with balcony! Hot water fast and very very hot which was lovely in the evening having a leisurely bath. Bed very comfy with memory foam mattress. Great night sleep. Met proprietors briefly upon leaving the guesthouse; Keith was very lovely and chatty. He has a gorgeous well behaved dog who can do tricks. Great guesthouse, would recommend. Great value and fantastic location.

"Staff is excellent"
The B&B is off the road and very quiet. The rooms are excellent and the breakfast is well prepared and presented. The owners when we forgot some articles of clothing went out of there way to make sure we had it at our next hotel as soon as possible. They were terrific.

"comfort on a budget"
we got a last minute deal for £59 for a family room of 3 we didn't expect much for the price so were pleasantly surprised with the accommodation. The room comprised of one double and one single. they were the most comfortable beds we have ever slept in.the room had robes,extra blankets,tea coffee etc fridge and coffee machine. We had a shared bathroom with the room next door but this didn't notice at all. the bathroom was clean and for someone that always likes a bath in a property I actually found the shower very nice with wall mounted soap shampoo and conditioner dispensers and lots of hot water. there is no manned reception but we didn't find this a problem there was someone there to great us and show us our room. continental breakfast is offered at additional cost but no cooked breakfast is available but there were plenty of places to eat a short walk away and you also get a free parking ticket from 4pm - 11 am the next day for the car park just round the corner could not fault and would highly recommend

"Quirky"
We had a great time, the hotel had a quirky atmosphere with a medieval theme. The owners were extremely freindly and nothing was too much trouble. Lots of little extras that showed that a great deal of thought has gone into making the guests as comfortable as possible. The breakfast was the best we have had in any hotel anywhere in the world. The only downside was the location, it is set within a residential street quite away from the main town so a car would be essential. Most parking however is on street so finding a suitable parking space was difficult especially when returning late at night.

"Couldn't Have Been More Helpful"
Phoenix House were the perfect hosts on my recent trip to Hastings for the half marathon. They were unbelievably kind to me and allowed me to leave my bags with them whilst I raced and use their showers after the race, even though I had already formally checked out of my room. They gave me a map of the town, cafe suggestions and even race route advice and a bottle of water after I'd finished. They're really close to the train station, which was perfect for me, and five minutes from the sea front. Please note, this is a guest house - not a B&B - but there are plenty of nearby cafes.

"Fabulous Stay"
We had an anniversary weekend there, fantastic sea view, really nice room, and we were made to feel extremely welcome. Can't reccomend it enough. The breakfast was fantastic, all really good quality ingredients. Thank you for a really nice stay.
