Good value for the price

Pros: Freindly staff, good location
Ypao Breeze is a fairly new lodging option in Guam located several other more mainstream hotels above Tumon Bay. The hotel itself is newly refurbished and everything is new and clean. The staff were very friendly and helpful and made me feel very welcome. The rooms are well-appointed and while simple, provide good value for the price. There are shops and restaurants within walking distance. The parking lot is a bit small, but there is street parking nearby. I'd stay here again, as the Ypao Breeze offers good value for the price

Room was obviously old. Tub was dirty. No hot water one night. Staff next day asked for my key to make a copy of it. 3 inch space under room door.next to noisy street.

Ypao Breeze Inn...Good for a day or two.

Pros: The staff was awesome!!!.. there was a nice bar and market in the same building accessible from the first floor hall.
Cons: The hotel plumbing needs updating, fixtures and hot water never really got hot. It was always little better than luke warm.
Facilities were so-so. There was some mold in the window that I saw and I had a roach in my room once. For a business stay over several weeks, this is not the hotel for you. I will say that the hotel staff was extremely accomidating. The manager changed my room when she found out I was on a very hard..very new matress. I was changed to a suite which was a way nicer than the other room.

Pros: The front desk staff
Cons: Old bathroom probably hard to clean because of age and hard water. Nighttime communication. Coffee availability.
Location: On top of a hill fairly close to shopping, beaches, etc., for those who are able to walk distances.
The staff was very friendly and helpful in every way they could be, and the linens were pristine, Americans must have different priorities.The front desk and phones were closed from midnight to eight am, so communication was difficult, shower temps fluctuated at 4pm, and coffee and coffeemakers were hard to come by. They were very quick to provide us with two coffee makers, but the first one didn't work at all, and the second didn't work well. Still, the price was reasonable, and, as I said before, the bedding was clean, and the staff did their best to be helpful.

Not as advertised!

Location: The location was terrible. The neighborhood was scary and there was no food. We had to pay for a special service to bring us food.
This hotel was not at all as advertised. It is at best a 2 star hotel and that would be a generous rating. It is grossly overpriced for what it offers. We got the feeling that it was under new management as the taxi drivers had never heard of it and then when our taxi driver saw it, he said it must have changed recently. They may be using the reputation of the previous hotel ownership to try to make themselves appear better than they are. It was VERY run down. The neighborhood was terrifying at best. The bed was a tiny little rock-hard joke. They DO NOT offer a shuttle to or from the airport as advertised on Expedia. When we complained that the shuttle was one of the reasons we booked that hotel they told us they would have a cab waiting for us in the morning. Not only did they not tell us that we would have to pay for the taxi (what was the point of having them arrange it if it wasn't a service they were offering?), but the taxi did not show up the next morning and we were forced to call the taxi we used the previous night after waiting for 30 minutes for their taxi who never showed. I would never stay here again.
