the pictures on Expedia website look much much better than what they actually are the rooms are okay the restrooms need ti be updated the breakfast area is dusty

The room we were in had poor drainage in the shower, sink and toilet, there were dead bugs in the light fixtures in the bathroom. the bed was Ok but old. They seemed short staffed for the size of the hotel.

Hotel close to a friend's place

Pros: The bed was comfortable.
Cons: The free breakfast should not be the same meal every day.
Location: For a college town, Fresno has very little to do. My husband and I highly recommend Forestiere Underground Gardens.
We were looking for a nice hotel close to an old friend's house and came across the University Square Hotel. It was close, had good restaurants close by and looked like it would be clean. The cleaning staff never cleaned under the bed. We found this out because we thought we lost something under the bed and there was a dirty towel, some trash, a plastic cup and a plastic rose petal. The counters in the bathroom were not wiped down while we were there. The free breakfast wasn't bad, but it was very boring. They served scrambled eggs, french fries, sausage and ham sandwich meat. Their ads show waffles and other breakfast items. Honestly, the best thing about the hotel was the bed. It is a very good thing we only come to any hotel to sleep.

Location: Close to CSU Fresno
The hotel staff were friendly, the 3 pm check in time seems to be the earliest the day we were there. The lobby and grounds in the front scared us but the room was quiet and comfortable.

Pros: Hot breakfast, big room, refrigerator in room.
Cons: Change the breakfast menu every few days and a microwave would be nice.
Location: Every restaurant you can think of within a few miles.
Hot breakfast, big room, clean and has refrigerator. Pool is awesome. Haven't seen any in the area to compare for the price.

Consistent and Convenient

Pros: The convenient location to Fresno State, the friendly staff, the clean, big rooms and the really comfy beds.
Cons: The breakfast!!! Better quality and more frequent replenishing. The chafers should always be full of fresh food, even near 9:00 AM!
Location: The most convenient hotel for families visiting their college students. Lots of good food places nearby: Dog House, Deli Delicious, Harry's Bagels.
We stay here every time we visit our daughter at Fresno State because it's so convenient and we know what to expect. The staff are always pleasant and accommodating, the rooms are large and clean and the beds are really comfortable. The only huge disappointment is their breakfast. It is honestly terrible and they seem to replenish it just a couple of times. No matter what time we go down, the chafers are empty. There are people in line behind you so you can't take very much food to leave them some and you can't go back for more because they don't replenish it. This is the case EVERY SINGLE TIME. Also the quality of the food is pretty poor. It is such a poor value that we wind up going out for breakfast as well so we can get enough to eat. We have stayed in many hotels where breakfast is included and the quality and freshness is 500% better so I know there can be improvements made and they really, really need to be. It's a shame too because the rest of our experience is always good.

I felt like a Princess!

Pros: i stated that all above...liked most everything :)
Cons: Charge less is the only improvement i can think of.
Location: good location, safe neighborhood...i was resting so I didn't explore the neighborhood
I had a ginormous room, nicely furnished...the most comfortable bed I've ever slept in! Four big, fluffy pillows. Drapes that kept the light out so you can sleep late if you wish. But, you'll want to get up for their yummy free breakfast every morning! Sausage, ham, scrambled eggs, sliced potatoes, several types of cereal and fresh milk, several types of juice, toast, english muffins and two types of jelly and real butter to put on them. I love to sleep late, but I woke up early every morning I was there for that good breakfast. The Hotel was in a great, safe neighborhood. It was very clean, and quiet. I enjoyed the artwork in the hallways and in my room...in good taste and hung straight on the wall. The floors in the halls were really nice.

The hotel need to be finced, it is easy to have your car stollen or brake in to it, every thing inside the hotel is good, except the breakfast, things outside the hotel need to be watched,

Nice hotel with Great Location to Fresno State.

Pros: Outstanding location for athletic events
Cons: Somehow, quiet the door swings from being so loud.
Location: Location sits directly across the street from Fresno State Campus and within walking distance of school's athletic events. Good dining next door.
Seasoned hotel with excellent access to Fresno State Campus and Athletic Facilities. Rooms were big and clean with lots of parking. Several National Chain Restaurants of good quality within easy walking distance. Youth soccer and softball tournaments were being held nearby along with Fresno State Men's Baseball and Women's Softball Activities so hotel was crowded. Solid doors to rooms with heavy locks allowed for lots of constant door slammings that made sleeping somewhat of a challenge. I will return again due to excellent location.
