I loved this place and will definitely return. Staff were friendly and helpful. Room, pool, restaurant, and all amenities were more than adequate ...excellent value! Free wifi in room and throughout entire facility worked awesome! Lots of shops, bars, patios, and restaurants near by. Pharmacy, launder mat, convenience stores ...everything was close walking distance. Can't wait to go back!

"Downtown at Bus Terminal extreme noisy-CASH ONLY"
The Hotel is only 50 Meters from the ADO Bus Station, thats why i booked it
---i needed Bus to the Airport early in the morning
The Stuff only speaks Spanish- so learn some basics
Bring cash, the Hotel does not accept credit cards, you have to pay before you check in- i had to walk around to find an ATM before checking in -
the rooms are clean as they can get considering the overall apperance of house, furniture etc
i have seen worst on my travel,
one really big issue--- if you wanna rest you will be able to sleep between 2 and 4 at night
other then that it is simply impossible- let me tell you, i lived in miami beach on the hot spot
We had a wonderful time the hotel is older but clean also you have to remember the plumbing is older and not to flush toilet paper or it will clog but hotel Kokai is near the ADO bus station the R1 buses and local stores and eateries I liked it because I can go to the hotel zone party and come back to my quiet peaceful hotel also prices are cheaper because of the downtown area. We went to Playa de Carmen , Captain hook tour , Isla Mujeres , Cozumel and Market 28. Everything is easy to get to, but bring your walking shoes, we also went to the club they had in the hotel and listened to some Bohemian music.Good Value for the price. Also Market 28 is good for deals, breakfast and shrimp cocktales. Again good value for your money, prices at the hotel zone are too expensive(drinks tee shirts etc)I suggest going to Google map and print out maps of the area this is what I did and by the second day you know how to get around in town if you get lost don't worry ask anyone they will help you.Or worst case flag down a taxi drive and he can take you back for about 4 dollars Also I am from San Jose,ca we have to take two planes the flight was delayed had to wait an extra hour just be prepared for theses set backs, Do first class the leg room is better I am older 53 and on a 4 hr flight,is not good
Would absolutely stay at the Hotel Mallorca again! My friend and I used the hotel as the starting and ending point for our Yucatan adventure (had to fly into / out of Cancun) and it was quiet, clean, comfortable, and well located (within a 7-10 minute walk from the Cancun bus station). The hotel staff is very friendly and helpful. Great mexican street food in the plaza around the corner. OXXO and other bars / restaurants located very close by as well. A good experience for those wishing to avoid the Hotel Zone atmosphere.
The first time we stayed in a room that overlooked the courtyard that was much quieter than when we stayed facing the street. If noise is an issue, definitely request a courtyard room.
If you only need to be in Cancun for one or two nights, this bargain hotel is perfect. Located only a few blocks away from the bus station, it is perfect for a good night's sleep between the airport and other accomodations.
Big room, adequate bathroom. For a budget hotel, it exceeded my expectations.
The beds are quite hard, which I happen to like, but my travel companion did not enjoy her sleep as much as I did.
Our room overlooked a square, which was having a street market that night. It didn't go too late, but if we had been looking for an early night we would have been kept awake. Also the court-yard seemed to amplify sound. Luckily there weren't many people staying there the night we did so it wasn't too bad, but I imagine if it was fully booked it may have been quite noisy.
There are no elevators, so anyone with mobility issues should get a room on the first floor.
