“Great location, basic facilities”
Perfectly located in the heart of Edinburgh, across the road from the station and a short walk to all the sights. Staff were helpful, restaurant was quite good, but the room (and the rest of the hotel) was a bit on the dilapidated side. Good value for those who want location not luxury.
“Very goood value for money”
OK so I wouldn't choose this place for my honeymoon, but for a place to stay when up in Edinburgh on a relatively low budget it was excellent: right by the main station, clean rooms, pleasant and welcoming receptionist, got a good nights sleep. Didn't try the food there (it was a room only booking) but very pleased with it.

An interesting note - if you sit at the table by the oriole window near the bar, you have a great view of the fireworks show that periodically accompanies the Edinburgh Military Tattoo (in the summer)! If you have an early moprning flight, the Night Bus to the airport leaves from even closer than the AirTran (daytime) bus - right across the street!
“Reallly better one than expected”
I read several reviews about this hotel and was a little worried about staying at this hotel becasue of some negative opinions. But it was quite good hotel with clean and spacious roon and very good location. My room was on 1st floor, facing on Prince street, and the view was great. I could see castle and old town in my room. Princes street and waverly station is the center of transportation, which means it is center of tour and business. Princes mall opposite side of hotel was convenience and cheap for gift shopping. Room rate was not so cheap but price of hotel in Edinburgh is usually higher than U.S. or other countries. If I go to Edinburgh again, I'll stay this hotel again.
“Great location”
Perfect location for transportation and access to shopping, attractions and services (e.g. money changing facillities). The hotel can be accessed within a couple of minutes (walking) from the main railway station. If you want to go to see the Royal Yacht Britannica the number 22 bus stops virtually outside the hotel on Princes Street (and they run frequently). The hop on hop off bus for a good overview of the old town stops nearby too (opposite the exit of the railway station). In the shopping mall opposite the hotel and adjacent to the railway station you will find a good money changing outlet (important for overseas travellers). The hotel reception is on the first floor but there is a lift. While the hotel could probably do with a little facelift (esp. carpets in the hallways) overall I would recommend staying there. The room size was quite good and the coffee and tea making facilities in the room were welcome. I ate in the restaurant and found the service prompt and the food was fine and not too expensive. The dining area overlooks the town and so a really good view of the old town. I would stay there again if I visit Edinburgh in the future and recommend it to any traveller or family of travellers.

“Fabulous location”
Fireworks at the close of the Tattoo followed by coach traffic at 1 am and then cleaning operation in the early hours make Princes Street a noisy location at Festival time, but if you can put up with that it is fantastic to be so central. Reception staff very friendly and helpful and room clean and comfortable. But the hotel would benefit from a thorough redecoration, getting rid of the Artex ceiling tiles and chipboard panels across some windows, and the breakfast was not great. The table staff were in a bit of a rush and it was a shame the lovely tables in the bay windows overlooking Princes Street and the Royal Mile and Castle were unused just because all the groups were small. I would have been happy to share a table in order to enjoy the stunning view.
“Nice hotel but a bit noisy!”
Hotel was nice, we had a lovely twin room facing onto Princes Street - couldn't have asked for better. However, due to the large amount of buses going up and down the road I would definitely recommend taking a pair of earplugs! Hotel staff were very friendly and supplied us with more tea and milk with no problems when we asked for it. TV tuning was a bit off - everything was on the wrong channel and we barely had ITV but we coped.
“Good for visitors on a mid range budget”
On Princess steet, across the street from the flight links bus with city buses within 200 feet, great central location. The hotel is remodeling and has a ways to go yet. Good staff and nice meals, not overly fancy but that was fine with me. The lift does go to all floors but some rooms are accessed of the central hall via a few low steps, ask first. Upper rooms are hot without a/c, so ask about a fan.
“Older Hotel but clean & reasonable”
Reception is upstairs so you need to climb stairs or find the small elevator in the back to get there. Hallways are narrow.Located on a busy shopping street very close to train station.
