The bedroom and bathroom was clean and spacious. The beds were very comfy. The breakfast was delicious. All of the staff are very friendly and welcoming. They are very helpful and go above and beyond their duties, really caring about their customers. Had an amazing experience and would definitely book this place out again if I was visiting Edinburgh.

Absolutely superb. A stunning boutique hotel, stylishly fitted out, with a library and bar. Location couldn’t have been better- an elegant, quiet setting but just minutes walk from the centre. Friendly service on top. Incredible value. Can’t wait to return.

Stunning building and we had a lovely room overlooking the picturesque Dean Village. Breakfast was good with cooked to order hot food and self service continental selection. Great location as just a few minutes walk away from Princes Street.

Everyone was super friendly. Its nice Breakfast is included and they had a variety of options. My only thing was the lift was broken and no one helped us with our bags and we had to go to the 4th floor. Other than that, no complaints.

We had such a wonderful staff. Beautiful building, kind and thoughtful staff, and good location. We loved our breakfast. They served a continental breakfast as well as a hot breakfast. There is a beautiful library on the first floor which is a must see! Make sure you bring shampoo, soap, etc because it is only provided upon request! The lift is down, so make note of this if you have any restrictions. We would definitely come again. Thank you, B B staff for being such wonderful hosts and making our first trip to Edinburgh so memorable!!! Cheers!

The elevator was out of action and I had to walk up 4 floors every day. The bathroom was clean and reasonably well equipped but the water pressure ( sink and toilet) was very poor. The bedroom was clean and functional

This is a beautiful boutique hotel in a peaceful street in Edinburgh’s west end and just 5 minutes walk from Princes Street. Our room was very clean and comfortable and breakfast was delicious. Special thanks to Liam on reception and Heather in the breakfast room. We would definitely stay here again.

The hotel is positioned in an excellent area for easy access to walks on the river and the bus/Tram services to town. The staff are very friendly and the hotel has a real homely feel with the staff making the whole experience a relaxed and enjoyable stay. The breakfast choices are amazing and delicious. They cater for vegetarian and vegan. We will definitely be back.

If you are looking for a place to stay that is classic, quiet and peaceful. This is the place. The feel is that of a quaint B&B with concierge service. The Staff is so accommodating and kind. Hotel is in a beautiful building. We had stayed for an overnight previously and had been impressed with staff and quality of breakfast. This time we were staying for 4 nights. We went to our room which was very small. We quickly noted there was no fridge, iron etc in the room and nowhere to sit as we had to put our case on the only chair. The pillows were flat and hard. Going into the toilet at night I realised that there were small bugs on the bathroom floor. After looking online it became apparent these were silver fish. Next morning we informed reception staff and were informed that the room had been deep cleaned that day before. I had to ask staff member to google these bugs as he seemed unconvinced. We asked for another room or to cancel our booking. We were given another room which was bigger and no bugs. We were given no apology and staff appeared annoyed that we had complained. The breakfast omelette and scrambled eggs were overcooked, black pudding resembled a fried crisp. Bakery was not fresh and dry. All in all a very disappointing stay and hotel appears to have gone downhill since last summer. Much better hotels in Edinburgh for same price.

Stayed here for one night lovely hotel very friendly staff but was disappointed to be charged £25 for my dog staying. Hotels.com should let booker know the price for this service. I hVe stayed in dog friendly hotels before and the average price is normally around £10. My room on top floor lots of steps as lift getting refurbished but gorgous veiw over Dean village

Great location, with superb foyer and entrance, however the rooms are a little tired. The lift was out of order and this was not communicated until we checked in. Breakfast service was slow, chaotic and overall not great. The breakfast itself had nice items on the menu, but not cooked well. Customer service training is needed at this venue.

The service, breakfast and location were all excellent. The Wi-Fi does not work on floor 3 where we were staying. The elevator was down so it was quite an effort accessing our room. However, the staff kindly carried our bags to our rooms for us when we checked-in. The shower pressure was inadequate and sometimes the water was too cold. Overall a good stay although we would probably consider other options with more modern facilities if staying in Edinburgh again.

Worst experience.. making the customers to climb 4 floors through stairs after a tiring day without fixing the lift. No staff support to carry the luggage to the room. Water connection was cut and the staff was rude in answering and they don’t know that there are words like Sorry or Apologize for any inconvenience caused.

The lift has been out of order and we notify all guests and assist with all luggage to and from the bedroom. The water issue was due to an issue in the street and I was the person who spoke to you and I was not rude. I also gave you an extra hour free of charge to have a shower after the water had been restored.Please when writing a review, make sure it is accurate so that possible travellers can get a full picture.

I would have given 5 stars but the lift was out of order which was fine as we were aware of it at time of booking. Room was large and spacious with high ceiling and large windows looking out over city. Nice not looking at another building. Breakfast was good and staff super friendly. Was 20min walking distance to most attractions. Would definitely stay here again.

Things that are an opportunity for the hotel: Elevator didn't work the whole stay, we stayed on the 4th floor and wifi in our room didnt work, we tried on 3 different devices. Not even a single outlet in the bathroom to dry your hair. No shampoo in the amenities. Bedside nightstand light didnt work and flickered when turned on. No extra blanket in the closet to use when cold. Beds are super small maybe a standard full size bed? Front desk girl was a bit rude when asked how much the tax was to the airport. She responded "I'm not a cab driver"... Things that we liked: the breakfast in the morning was delicious. Hotel is situated in a great location easily accessible to everything if you love to walk around and explore Edinburgh.

It was quaint and nice and the staff were lovely and the food choices were excellent. The only issues we had were, we had 100 stairs to climb as the lift was out of order. The radiator in the room and bathroom wouldn’t get hot,even though they were turned on and it was very cold. The night manager came up and he was lovely and tried to help. Other than these issues we had a lovely stay thankyou.

The only reason i did not give this hotel a 5 across the board is because their lift was out and every day we had to climb up 83 steps to our room. I have limited mobility due to having polio so this was extremely difficult for me. Unfortunately we could not be accommodated on a lower floor.
