The location is in a quite nice area. The room and hotel is awesome and beautiful. The stuff are polite and warm. There's only one thing which is the temperature of showering water is really unstable and hard to control it. Either its too hot or cold.

Overall a very enjoyable stay. Breakfast was fantastic and staff very welcoming. Room was a great size (Family Room), although could have benefited from a new coat of paint. Fantastic location as very close to the city, but in a nice and quiet location.

Really enjoyed our stay. A little hard to find but worth the effort. Room was small but clean and the bed was comfortable. This was our 5th place to stay on our trip to England/Scotland. And by far the best bed. The only thing is they do not furnish face wash cloths. Odd!! Food was good and came with your room. A beautiful old house transformed into rooms. Staff was very helpful in dinner suggestions. Would highly recommend B+B Edinburgh!!

Pros: Easy on street parking nearby. Lovely décor in the entry and common areas.
Cons: An attempt at décor in the bedroom (curtains, pictures) homey comforts.
Location: 10 minute walk to Princes and Rose Street with many varied shops and Restaurants. Edinburgh Castle few minutes drive.
Beautiful and elegant common rooms (lobby, study, drawing room, dining area)...juxtaposed to the plain and lackluster room. No décor or softening touches offered in the room. Nice enough, but nothing extra. The room was in separate wing on the fourth floor and felt more like the servants quarters - albeit with nice linens.

Cons: The very small and slow lift could be a problem at busy times.
Location: Very near to Haymarket Station and The Royal Mile.
I was travelling for a brief conference. The central but quiet location was perfect. Pleasantly surprised by the hotel and facilities. All staff were delightful and very helpful. Excellent breakfast! Would definitely recommend to a friend as a good value option in Edinburgh.

Pros: Situated very close to the West End and Princes Street in a quiet area of elegant buildings.
Cons: My room was advertised as a double but was really too small to accommodate 2 people comfortably. Luckily I was alone with the queen size bed to mys
A friendly, comfortable, informal hotel which combines classic Edinburgh architecture with modern style and décor. The building is unusual with an interesting history which is detailed in an information sheet which the front desk will be happy to give you if you ask.

Positive: Conveniently Located close to EICC and the West End. Well decorated interior but not over the top, loved the library, the big staircase with marble steps to first floor and the comfy high ceiling big room. Staff helpful, complimentary bottled mineral water and biscuits, coffee machine available next to the library, help yourself style. However the bedroom facing the street was a bit noisy couldn't sleep well the first night. Dining room with Nice big windows and lovely view, could do with more harmonious feel to it, one section has plastic chair. buffet breakfast was basic but cooked breakfast was nice. Overall an excellent t value hotel.

Great character & comfort

Pros: Great character due to age.
Cons: Not sure it can be improved but lack of car parking is a pain - had to whizz out at 08.30am to feed the meter !
Location: The purpose of our stay was to visit the Edinburgh Fringe Festival.
Lovely comfortable room with great views (Family Room) and character. Breakfast very good quality & selection.
