I booked last minute through Expedia and got a very favvourable rate . The hotel is a lovely manor house, just outside St Austell. The owner David was on reception and made me feel very welcome and the booking in process was very easy . I was shown around the hotel by one of the staff, all very pleasant , nothing too much trouble. Sadly there was no dinner when i stayed and so went to the local pub , The Britannia , which was great . I stayed in the room called Joanna , a little trek from reception ,but fine . Very comfortable double , if a little warm . But i slept well and had a fantastic breakfast the following day , one of the best I've had. There is plently of choice from cereals , to fresh fruit , frshly cooked breakfast , so really , very good . I would definitely stay here again , especially if you can get a deal !

The Britannia Inn and Waves Restaurant is ideally placed for visiting the South West of Cornwall by car. It is close to the Eden Project, 10 minutes by car and The Lost Gardens of Heligan 30 minutes. Other places of interest - Penzance Lands End and St Ives are all a comfortable journey to visit in a day. If stopping for an hour or two all could be visited in one day.
The local roads are always busy especially in season, although we visited in September perhaps not as busy.Most of the local roads are restricted to 30 or 40 mph with odd few at 50 mph. The local people are very friendly and helpful. All areas appeared free of rubbish and litter. Dogs are generally welcome and people were seen to be keeping them under control and clearing away any dog mess.
Parking is a real problem expensive. lacking in space, often some distance from the resort beach areas for those less able to walk in particular as access is often on steep inclines or steps.
We came for a long week end, Friday, Saturday and Sunday nights. I thought the bed was very comfortable and I slept well all three nights even when there were people in the bar directly below. We brought our bikes and had cycle rides on Friday evening and Sunday (Saturday was very wet).
Nothing wrong with this place. I wouldn't stay here with friends on holiday, but its just not that sort of place. I was here for work which it was perfect for. Quiet and comfortable. Got my own bathroom with everything I needed in my room and a nice breakfast. Amazing views of the town from the front room.
