The report is untrue in important areas --- we use industry standard zip and link beds which allow the flexibility to offer twin single or extra large double beds -- butt he hint is in the name they're ZIP and LINK so cannot come apart. We have central heating and opening windows so there is no damp in the rooms. I will say as we show on the photos and in common with almost all B&B in Eastbourne there are a few steps to the front door - but we do have a lift to all floors and the outside steps have good solid hand rails each side. We also make clear that our B&B runs on a self - check-in basis to allow such greater flexibility for guest arrivals any time from Midday to Midnight so often there is no-one to help with luggage.

Thank you for your review. Just a couple of points in reply. First - the fact that a 12 bedroomed bed and breakfast has a lift is rather unusual and is an amenity that no other property our size in Eastbourne has. Second - she may look old (1964) on the outside - but all her workings are actually all relatively new having been upgraded in 2011. So to call something that antiquated is a little unfair. Third - many bed and breakfasts say that if you fail to arrive at check in time - tough you miss your booking or indeed some will charge people per hour for being late. We don't. So really having delivered above and beyond what others do - what more could we have done to score a 5 from you for the price you paid. Think about it!

Hi - thanks for your review. There is in fact an electric heater and towel rail in your bathroom. We noticed that you did not in fact turn it on during your two days (the control is outside at the foot of the door). We can't help it if people don't look or ask !

Thank you. We do advertise that our standard rooms do have small shower rooms, so this should have been expected had you done your research and not just be drawn by the room rate. Next time splash out and go for a superior room which has bigger shower rooms and power shower and we hope you will then score a 10. You do though get what you pay for.

We are disappointed you did not enjoy your stay. You obviously booked here because of our good reviews and competitive price. It's a shame that you never came down to experience breakfast. You had arranged with us to come down for early bird breakfast and then did not even bother coming down. This meant that staff came in and were paid to come in early to get your breakfast ready. Not even an apology. A most unpleasant guest. You will be reported to Guest Chek

We do not have air conditioning though we do have fans. We are in a heat wave and so it will be hot wherever you stay!
